T he Facilities Maintenance Technician performs a wide range of maintenance and repair tasks to support the safe, efficient, and reliable operation of City facilities. This position operates in a fast-paced, multi-facility environment and plays a key role in both preventive and reactive maintenance efforts. Technicians are expected to take ownership of assigned work, adapt to changing priorities, and contribute to a team focused on improving facility operations and expanding in-house maintenance capabilities.
Essential Duties and Responsibilities:
Facilities Maintenance Technician I (
Full Salary Range:
$43,500 - $59,500) Performs a variety of general maintenance and repair tasks under supervision to keep city facilities and grounds safe and functional. Work includes, but is not limited to, basic plumbing repairs (fixing leaks, unclogging drains), minor electrical work (replacing outlets, switches, and lighting components), carpentry repairs (doors, hardware, fixtures), equipment repairs, and other routine facility maintenance using hand and power tools. Assists with preventive maintenance activities on building systems, including HVAC support tasks, filter changes, lubrication, and equipment checks. Supports minor repair and installation work such as mounting fixtures, assembling equipment, repairing walls, ceilings, flooring, and other building components. Assists in diagnosing basic maintenance issues and communicates findings clearly to senior staff for further action. Participates in facility upkeep activities including painting, patching, and general building improvements. Assists with inspections of buildings, equipment, and grounds, identifying deficiencies and reporting needed repairs to senior staff. Helps organize and maintain tools, equipment, and supplies in the stockroom and reports low inventory levels. Follows safety protocols and building codes while performing assigned tasks. Responds to routine maintenance requests and assists with urgent or emergency repairs as needed. Uses Computerized Maintenance Management System (CMMS) software or other tracking systems to log completed work and update task status. Effectively follows written and verbal instructions, work orders, and maintenance schedules. Maintains cleanliness and organization of work areas and equipment. Operates city vehicles to travel between facilities as needed. Takes ownership of assigned work orders from initiation through completion, ensuring accuracy, timeliness, and quality of work performed. Maintains productivity standards and meets established service timelines across multiple facilities.
Performs other duties as assigned. Facilities Maintenance Technician II ($49,500 - $67,000) Performs all duties of Facilities Maintenance Technician I plus: Assists in identifying and implementing cost-saving measures in facility operations through maintenance efficiencies or equipment upgrades. Ensures strict compliance with safety regulations, building codes, and environmental standards during technical maintenance operations. Maintains proficiency in the use of diagnostic tools, testing equipment, and facility software to support accurate troubleshooting and reporting. Reads and interprets blueprints, schematics, and technical manuals to support maintenance and repair tasks. Independently diagnoses, troubleshoots, and resolves maintenance issues across building systems. Works with minimal supervision while prioritizing tasks to support efficient facility operations. Coordinates with vendors, contractors, and other City departments as needed to complete repairs or projects. Provides informal guidance and support to Technician I staff, helping with task execution, safety practices, and tool usage. Takes ownership of assigned work orders from initiation through completion, ensuring accuracy, timeliness, and quality of work performed. Maintains productivity standards and meets established service timelines across multiple facilities.

Qualifications:
Facilities Maintenance Technician I:
High school diploma or equivalent required. One year of experience in general building maintenance, custodial work, or trades-related tasks required. Must possess a valid South Dakota driver's license or ability to obtain within 30 days from date of hire. OSHA 10-hour safety certification preferred.
Facilities Maintenance Technician II:
Must meet all Facilities Maintenance Technician I requirements plus: Three years of experience in facility maintenance, building systems, or skilled trades required.
OSHA 10-hour or 30-hour safety certification preferred.
Other Preferred Qualifications:
Experience working with building systems, maintenance equipment, or facility operations Experience using work order or maintenance tracking systems
Experience working in a team-oriented, service-driven environment
Work Environment:
While performing the duties of this job, the employee is frequently required to use hands to finger, handle, or feel. The employee is frequently required to sit, stand, reach with hands and arms, and talk or hear. The employee is frequently required to walk, climb or balance; stoop, kneel, crouch, or crawl and smell. The employee is frequently exposed to moving mechanical parts, mechanical pinch-points, moving surfaces, sharp edges, high-precarious places, fumes or airborne particles, outside weather conditions, extreme heat and/or extreme cold and risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals and vibration. The employee must regularly lift and/or move up to 20 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
