This is a hands-on position where your work is visible, your skills are fully utilized, and no two days look the same. You'll split your time across commercial properties in the greater Chattanooga region (including Cleveland, Knoxville, Dalton, and Cartersville), so reliable transportation and a willingness to travel between sites is a must. Mileage is reimbursed. Schedule Full-time, Monday through Saturday Saturday availability is required — this is a standard part of the work week, not occasional Hours may vary based on project demands and property needs What You'll Be Doing Performing preventative and corrective maintenance on HVAC, plumbing, electrical, lighting, and general building systems Executing tenant improvement projects — build-outs, space modifications, and renovations Supporting capital improvement projects including upgrades and property enhancements Framing walls and partitions to building specifications and local code requirements — including layout, plate installation, stud spacing, header sizing, and blocking Carpentry, drywall, painting, flooring, and other general construction tasks Reading and working from blueprints, scopes of work, and project specs Conducting routine property inspections and getting ahead of maintenance issues Keeping job sites clean, organized, and safe Managing exterior maintenance and overall curb appeal
What We're Looking For Required:
3-5+ years of commercial maintenance and/or construction experience Solid working knowledge across HVAC, electrical, plumbing, framing, and general building systems Demonstrated framing experience — you know how to read a set of plans, lay out a wall, size headers correctly, and frame to code, not just close to it Understanding of commercial framing standards, including load-bearing vs. non-load-bearing walls, fire blocking requirements, and inspection readiness Experience with tenant build-outs or commercial renovation projects Ability to troubleshoot independently and juggle both service calls and active projects Comfortable with a wide range of tools and equipment Reliable, detail-oriented, and self-motivated Able to lift 50 lbs and perform sustained physical work Must be based able to commute to all our locations - Cleveland, Chattanooga, Knoxville, Dalton, and Cartersville, and more as we grow.Preferred:
HVAC certification or other trade certifications — a strong plus Electrical certification or other trade certifications — a strong plus Welding experience (MIG, TIG, or Stick) — a strong plus Familiarity with local Chattanooga/Tennessee framing and construction codes Prior experience in multi-tenant commercial properties Compensation & Benefits $20.00/hour (commensurate with experience) Mileage reimbursement for travel between job sites Paid Time Off (PTO) Stable, long-term position with a consistent workload Real growth potential as the company expands Please note: Medical benefits are not currently offered How to Apply Send your resume highlighting your commercial maintenance, construction, and tenant improvement experience.
