We are seeking an individual who can perform work in both areas with a diverse portfolio consisting of single-family, multi-family, and commercial properties. All properties are internally owned by the same owner. The Maintenance Technician will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, air conditioning (HVAC), carpentry, painting, and other specialties related to interior and exterior buildings. In this role, the Maintenance Technician will be required to perform repairs and diagnose problems with appliances, plumbing, electrical, HVAC, and other issues pertaining to property maintenance. A company vehicle is provided with standard rules and regulations of use. In addition to the hands-on skills, this role is responsible for creating rapport with team members and residents. Some of the duties include, but are not limited to:

Duties/ Responsibilities:

Oversees the day-to-day operations of the maintenance department. Perform cleaning activities such as cleaning appliances, plumbing fixtures, and floors and removing debris. Perform all aspects of making a home ready to lease, including but not limited to painting, flooring, deck, cleaning, minor roof repairs, gutters, screens, landscaping etc. Evaluates maintenance reports and projects to determine residents' work orders or repairs that need to be performed . Maintains the maintenance procedures and schedules and coordinates supplies with projects, shop inventory, and make-ready units with the Portfolio Manager. Ensures maintenance work orders and repairs are completed correctly and promptly. Closes out the work orders completed daily in AppFolio for accurate data collection. Assists the Portfolio Manager in budgeting estimates for specific repair projects. Provides detailed updates to Portfolio Manager is needed Schedules 3rd party contractors and verifies completion of work as needed Performs other related duties as assigned. Foster and maintain a working relationship with outside vendors.

Supervisory Responsibilities:

Operational knowledge of the employer safety policies and procedures. Assist with hiring and training maintenance department staff as needed. Assist in organizing and overseeing the schedules and work of any additional maintenance staff and vendors. Conducts performance evaluations with the property manager promptly. Assist Portfolio Manager with securing of vacant properties.

Required Skills/Abilities:

Knowledge of systems such as plumbing, electrical, and HVAC. Excellent analytical and problem-solving skills. Ability to identify issues and determine repairs that are needed. Ability to follow and plan according to meet deadlines. Excellent management and supervisory skills. Excellent communication skills to ensure quick response time and quality work Highly organized Ability to work individually Proficient with Microsoft Office, email, and other programs used for efficiency.

Physical Requirements:

Must be physically able to perform repairs, with or without accommodation. Potential periods of driving in a vehicle, squatting, kneeling, standing, and the ability to climb ladders. Must be able to lift 25 pounds at a time.

Requirements:

HVAC certification preferred Three years of verifiable apartment maintenance Experienced painter with a minimum of two years experience Must be able to diagnose building issues and plan repairs or maintenance. Working knowledge of tools, standard appliances, and machinerary. General knowledge of building codes and laws applicable to maintenance and repair work Must have a valid driver's license. You must be able to be insured according to our company's policy. Must pass a background check High School Diploma or equivalent Must be available for on-call work orders (Incentive program offered)
