Facilities Maintenance Technician (Industrial Base Building Technician Level 2) Job Description The Industrial Base Building Technician Level 2 serves as a facilities maintenance technician responsible for intermediate-level maintenance, troubleshooting, and repair of building systems within industrial and warehouse environments. You support the safe and reliable operation of HVAC, electrical, plumbing, mechanical, and general building infrastructure, performing routine and moderately complex diagnostics and preventive maintenance tasks. You also assist senior technicians with advanced repairs, document all work performed, contribute to facility improvement initiatives, and clearly communicate equipment status to supervisors and operations teams. This Level 2 role bridges foundational technician skills with more advanced system knowledge and prepares you for progression to Level 3 responsibilities. Responsibilities Perform troubleshooting and repairs on building systems, including HVAC units, air handlers, exhaust fans, pumps, motors, lighting systems, and basic electrical components, to maintain safe and reliable operations. Conduct preventive maintenance on mechanical, electrical, and plumbing systems to support equipment reliability, reduce downtime, and maintain compliance with applicable standards. Assist with diagnostics involving variable frequency drives (VFDs), control panels, sensors, relays, and building automation systems (BAS/BMS), escalating complex issues to Level 3 technicians as appropriate. Perform inspections of structural components such as doors, gates, dock equipment, and general building infrastructure, identifying issues and coordinating corrective actions. Respond to facility service requests promptly and complete work in a timely, customer-focused manner, ensuring minimal disruption to operations. Install, replace, or adjust components such as belts, bearings, motors, valves, filters, breakers, and piping, working independently or under supervision when needed. Read and interpret basic blueprints, wiring diagrams, schematics, and technical manuals to troubleshoot issues and complete repairs accurately. Maintain accurate documentation of all work performed, including parts usage, equipment condition, and maintenance history within the appropriate systems. Support commissioning activities and facility upgrades by assisting senior technicians with testing, startup, and verification of building systems. Follow all safety procedures, including lockout/tagout requirements and applicable codes, and promote a strong safety culture within the facility. Collaborate with Level 3 technicians, supervisors, and operations teams to communicate equipment status, repair needs, and maintenance priorities. Use computer systems such asCMMS/EAM
platforms and BAS/BMS interfaces to receive, update, and close work orders and to monitor building systems. Adapt to changing priorities by supporting emergency repairs, unplanned maintenance needs, and off-hours assignments as required. Perform other related duties as assigned to support overall facility operations and reliability. Essential Skills High school diploma orGED. 2-3
years of experience in industrial, commercial, or warehouse facility maintenance. Working knowledge of mechanical, electrical, HVAC, and plumbing systems in an industrial or warehouse setting. Ability to perform diagnostics on motors, pumps, and basic control systems. Ability to read and interpret technical diagrams, schematics, wiring diagrams, and building plans. Strong verbal and written communication skills for interacting with supervisors, peers, and operations teams. Demonstrated accountability, professionalism, and consistent adherence to safety standards, including lockout/tagout. Ability to adapt to changing priorities and support emergency repairs and unplanned maintenance needs. Proficiency with Microsoft Office Suite and basic computer applications. Experience using CMMS software for work order management. Familiarity with BAS/BMS interfaces for monitoring and adjusting building systems. Ability to read, write, speak, and understand English to follow procedures and safety requirements. Comfort working around mechanical equipment, electrical systems, and industrial environments. Additional Skills & Qualifications Experience with BAS/BMS systems or industrial automation controls. EPA 608 certification or willingness to obtain this certification. Experience working in large warehouse, distribution, or industrial environments. Familiarity withCMMS/EAM
systems for work order and asset management. Exposure to electrical systems up to 480V. Mechanical or electrical coursework or technical training. Experience supporting facility upgrades, commissioning activities, and system improvements. Ability to use email, scanning, and copying equipment to support documentation and communication. Work Environment You work in a mix of office and industrial warehouse environments across multiple distribution centers in the Greater Nashville area. Facilities range from approximately 150,000 square feet to very large footprints, giving you exposure to diverse building systems and layouts. Your daily activities take place in all areas of the warehouse property, where you may encounter dust, dirt, moving machinery, temperature changes, heights, and noise levels that remain below OSHA minimum requirements. You use appropriate personal protective equipment (PPE) as required for tasks and areas. The standard schedule follows Monday through Friday day-shift hours, with the flexibility to travel between all assigned sites and to cover off-hours shifts when needed. Certain preventive maintenance schedules and emergency calls are built into your overall schedule, so you can plan for both routine and unscheduled work in a dynamic, operations-focused environment. Job Type & Location This is a Contract position based out of Mt. Juliet, TN. Pay and Benefits The pay range for this position is $33.00 - $33.00/hr.
