Job Description

Sandalwood Management, Inc. is seeking a skilled and proactive Floating Building Engineer to oversee the daily operation, repair, and preventative maintenance of building systems across a portfolio of commercial properties. This position will be responsible for the upkeep and repair of 12-15 smaller commercial properties within the greater Austin area - primarily in the Westlake - on a day-to-day basis. The ideal candidate will have a strong background in HVAC, electrical, plumbing, roofing, and general building systems, along with a commitment to safety, efficiency, and delivering exceptional service. This role requires adaptability, as you will work across multiple sites, managing a wide range of maintenance tasks while ensuring consistent building performance and tenant satisfaction.
Job Duties:
Respond to work orders and service calls, diagnose issues, and perform necessary repairs using knowledge of general commercial HVAC systems. Perform plumbing repairs, including flush valves, manual and automatic faucets, wax bowl seals, and remounting fixtures for toilets, urinals, and sinks. Operate, maintain, and troubleshoot building life safety systems; respond promptly to fire alarms and system issues, properly enabling or disabling points on a fire panel. Conduct weekly inspections of emergency generators and fire pumps; coordinate outside servicing when needed. Repair and replace door hardware, closures, and security system components. Read and interpret drawings related to mechanical, electrical, and plumbing systems. Safely perform electrical work, including replacing outlets, switches, and light fixtures, and lighting ballasts. Execute preventative maintenance programs for all building systems. Perform general maintenance and repairs, including electrical, plumbing, masonry, carpentry, building exteriors, painting, drywall repairs, and unclogging drains or toilets. Respond to 24-hour emergency maintenance calls as required. Schedule, manage, and complete preventative maintenance programs and special projects as needed. Work independently to prioritize daily tasks while managing competing priorities and deadlines. Comply with all City and building codes, OSHA regulations, and company directives related to building and operations and workplace safety. Collaborate with Property Manager on budget issues and project planning. Maintain all maintenance-related documentation and records, including invoices. Interact professionally and respectfully with tenants, vendors, colleagues, and others during daily operations. Other duties as assigned.
Qualifications:
3+ years of building maintenance experience in commercial real estate, property management, or a similar role required . High school diploma or GED required . Access to a smartphone required. Ability to use phone APPS related to work flow/photos/videos/maps/mileage/expenses etc. Proficiency in Microsoft Office (MS Outlook, MS Word) Proficiency in Yardi for managing work orders HVAC Certification required ; Electrical and Plumbing Certifications strongly preferred . Strong knowledge of building repairs, including plumbing, carpentry, electrical, and exterior maintenance. Critical thinking, problem solving, and observational skills. Experience with monthly preventative maintenance programs and daily work orders. Ability to work with vendors to obtain bids and coordinate services. Reliable transportation to travel between multiple sites (mileage reimbursed). Physical ability to perform assigned tasks, including lifting up to 70 pounds and working at various heights. Availability for on-call duties, evenings, and weekends as needed. Excellent communication skills and a collaborative, team-oriented mindset. Valid driver's license required . Ability to successfully pass a pre-employment background check and drug test.
Compensation and Benefits:
