Job Description

Position Summary The Area Manager / Maintenance Technician (AMM) is a highly skilled, multi-trade field operations leader responsible for performing and supervising preventative maintenance, repair work, and diagnostic services across commercial HVAC, electrical, plumbing, carpentry, and general facility systems. This role combines hands-on technical skill, territory oversight, crew leadership, and client-facing responsibilities. AMMs utilize a company vehicle, tools, and equipment, and are eligible for commission pay on jobs personally completed as well as an override percentage on labor revenue generated by team members under their supervision. AMMs represent T.C.W. in the field and ensure that jobs are completed safely, correctly, documented thoroughly, and in compliance with all Codes, OSHA requirements, and T.C.W. quality standards. Key Duties & Responsibilities 1. Multi-Trade Technical Work
  • Perform HVAC Preventative Maintenance Checks & Services (PMCS), including: ○ Inspecting belts/pulleys ○ Cleaning condensate lines ○ Testing compressor and motor performance ○ Coil cleaning ○ Refrigerant handling (EPA-compliant)
  • Execute light-to-intermediate electrical repairs: ○ Replacing switches, outlets, ballasts, breakers (within licensing law)
  • Perform plumbing repairs: ○ Unclog drains, replace fixtures/faucets, repair leaks
  • Carpentry and general maintenance: ○ Drywall patching, painting, minor framing, hardware repair
  • Troubleshoot building facility issues and provide correct diagnostic reporting. 2. Leadership & Team Oversight
  • Supervise, coach, and mentor helpers, junior techs, or assigned teams.
  • Conduct on-site training for workmanship standards, documentation, and troubleshooting.
  • Review technician quality, safety habits, and customer service performance.
  • Approve, validate, and correct job data sent from team members before submission.
  • Ensure technicians follow assigned work order pipelines and SimPRO workflow stages. 3. Client Communication & Territory Management
  • Serve as primary client contact during job execution and closeout.
  • Communicate job status, delays, issues, and completion details clearly and professionally.
  • Maintain territory readiness and route efficiency for the area assigned.
  • Conduct proactive facility inspections to identify additional revenue opportunities. 4. Documentation & Technology Use
  • Utilize company-issued tablet/phone to: ○ Access work orders ○ Upload before/after photos ○ Log materials and labor ○ Submit reports, notes, and checklists
  • Follow all SimPRO job stage requirements , including: ○ Scheduled ○ Assigned ○ In Progress ○ Pending Quote ○ Completed (Tentative) ○ Ready for Invoice
  • Ensure documentation meets T.C.W. and client audit standards. 5. Safety, Testing, & Quality Control (from Spec Document
  • Perform all work in accordance with OSHA, mechanical/electrical codes, and T.C.W. safety policy.
  • Conduct quality inspections, testing, and verification on completed work.
  • Confirm all materials and workmanship meet required performance specifications. Ensure equipment is installed, repaired, or serviced according to manufacturer requirements.
  • Immediately report unsafe conditions, near-misses, or hazards to management.
  • Participate in company safety meetings, toolbox talks, and required certifications. Required Qualifications
  • Minimum 5+ years of experience in HVAC, electrical, plumbing, carpentry, or facility maintenance.
  • Demonstrated ability to lead field personnel , coordinate work, and manage project phases.
  • EPA Universal Certification strongly preferred.
  • Valid driver's license with a clean driving record.
  • Strong problem-solving skills with the ability to diagnose complex building issues.
  • Ability to communicate professionally with clients, dispatch, and management. Must be able to lift 50+ lbs, climb ladders, and work in varying environmental conditions. Compensation & BenefitsBase Compensation
  • Competitive salary depending on experience, territory, and license level. Commission Structure (Integrated Pay Plan)
Job Completion Commission:
Earn a commission of _15_% of net labor revenue for jobs completed personally.
    Team Override Commission:
    Earn _.025_% override on labor revenue generated by assigned techs/helpers.
      Commission Payout Timing:
      Paid only after T.C.W. receives client payment and all required documentation is submitted. Company-Provided
