What You'll Do As a Make Ready Technician, you will partner with the Service Manager and Service Team to ensure apartment homes and community spaces reflect the luxury experience our residents expect.

Responsibilities include:

Complete make-ready turns for vacant apartment homes including: Painting Drywall repair Cleaning and refurbishment Carpet repair or replacement coordination Minor plumbing and electrical repairs Fixture replacement Appliance preparation Final quality inspections Assist with preventive maintenance programs including filter changes and scheduled maintenance tasks Support Service Technicians and Maintenance Team Members with repairs and property projects Assist with grounds appearance, curb appeal, pool areas, and common spaces as needed Maintain luxury presentation standards throughout the community Complete work orders efficiently and professionally Utilize mobile technology and property management systems to document and complete work assignments Follow company safety standards and safe work practices at all times Deliver outstanding customer service to residents, vendors, contractors, and fellow team members Who You Are You thrive in a fast-paced luxury environment and take pride in delivering quality work.

Preferred Qualifications:

Minimum 1 year apartment maintenance, make-ready, rehab, or related experience Experience in luxury multifamily housing preferred Training or hands-on experience in at least four of the following: Carpentry Plumbing Electrical HVAC Painting Appliance repair Carpet repair Refurbishment Cleaning and detailing Ability to read, write, and communicate effectively in English Possess personal tools needed to perform job responsibilities Tech-savvy and comfortable using mobile devices, maintenance software, and digital communication tools Strong attention to detail and commitment to luxury presentation standards Self-motivated with a strong work ethic Team-oriented mindset with willingness to assist wherever needed Ability to work independently and prioritize tasks effectively Transportation Requirements Must possess a valid Driver's License Must maintain current automobile insurance showing you as an insured driver Must maintain reliable transportation (LUMA Residential requires active driver's license compliance and vehicle insurance for all positions.) Physical Requirements This position requires regular physical activity including: Kneeling, bending, stooping, climbing stairs, and lifting up to 50 pounds Working indoors and outdoors in varying weather conditions Operating ladders and safely working at heights Moving appliances and maintenance equipment Operating hand tools and maintenance equipment Sweeping, cleaning, and standing for extended periods Roof access, gutter cleaning, and minor exterior repair support Pool maintenance support including testing chemicals Ability to safely perform essential maintenance functions throughout the property Why LUMA Residential?
