Families trust us with their loved ones, and the condition, cleanliness, and appearance of our homes reflects everything about our standard of care. We are seeking a hands-on, hard-working Maintenance & Grounds Technician to maintain three of our luxury properties: two buildings situated on a shared 8-acre property and one building on a 1-acre lot — 9 acres of grounds and 3 buildings in total. The Role This is a full-time, 40-hour-per-week position with steady, year-round work. You'll work 5 days a week, and we're flexible on which 5 — whether that's the standard Monday-Friday, or something like Tuesday-Saturday or Wednesday-Sunday. The schedule choice is yours; the standards are not. Rooms must be turned over within 2 days of a resident moving out, and the grounds must look pristine every week of the year. You'll work under the general supervision of our Construction Manager, handling day-to-day landscaping and routine maintenance so our technical team can stay focused on larger projects. Make no mistake — this is real, physical, hands-on work. Between mowing, trimming, edging, blowing, irrigation checks, and handyman duties across three properties, the 40 hours fill up fast. We need someone who shows up, takes pride in the work, and notices issues before they become problems — not someone who waits to be told what to do. Key Responsibilities Landscape & Exterior (70%) Keep all lawns, landscaping, and outdoor areas looking pristine across all three properties — every week, every season, including the fast-growing spring months when grass requires aggressive, frequent attention Perform extensive mowing, edging, trimming, blowing, and seasonal upkeep Conduct irrigation system checks and basic troubleshooting Keep walkways, driveways, patios, and entrances clean and safe Monitor overall curb appeal — these are luxury homes, appearance matters every single day Repair and maintain fences, gates, and other property boundaries Remove all debris and keep every corner of the grounds clean and presentable Coordinate with vendors when needed for major landscaping or specialty work General Maintenance (30%) Handle basic repairs (drywall, paint touch-ups, fixtures, doors, etc.) Perform light plumbing and electrical fixes (non-licensed scope) Conduct preventative maintenance checks across all homes Assist with minor equipment and appliance issues Turn over rooms within a 2-day window when a resident moves out — patch any holes, touch up paint, and ensure the room is fresh and ready for the next occupant What We're Looking For Prior experience in landscaping and/or maintenance Self-starter — you don't wait to be told what to do Detail-oriented — you notice the small things Dependable and consistent — when you commit to your 5 days, you show up Comfortable working outdoors in Texas heat, on your feet, lifting and operating equipment Comfortable moving between three properties in one day Basic knowledge of tools, equipment, and general repair work Respectful, patient, and friendly demeanor — you'll be working around senior residents daily Valid driver's license and reliable transportation Must pass a pre-employment background check This Job Isn't For You If… You're looking for a light, low-effort role You need constant supervision or direction Long days mowing and working outside in Texas heat sound miserable to you You can't keep up during the fast-growing spring season You're hoping to coast through 40 hours Schedule & Compensation Full-time, 40 hours per week, 5 days a week You choose your 5 consecutive days (e.g., Mon-Fri, Tue-Sat, or Wed-Sun) Consistent, steady, year-round work across all three properties Top-of-market pay for the right candidate How to Apply Please submit your resume highlighting your landscaping and maintenance experience.
