POSITION SUMMARY
The La Grange Housing Authority is seeking an experienced Maintenance Technician responsible for maintaining safe, sanitary, and well-functioning housing units. This part-time position includes participation in an on-call rotation to address after-hours emergencies. The ideal candidate will demonstrate strong technical skills, a commitment to HUD compliance, and a high level of professionalism in resident interactions.

DESCRIPTION OF DUTIES AND RESPONSIBILITIES
The following represents the primary and secondary duties of the position; however, they are not intended to be all inclusive. The PHA reserves the right to change, reassign, or combine job duties at anytime and at its discretion.
BASIC PURPOSE
1. Perform routine, preventive, and corrective maintenance on residential units, buildings, and grounds. 2. Handles repairs and improvements of vacant apartments for a market ready status. 3. Works as a team participant along with the LGHA Staff to ensure the community meets the quality maintenance standards set by
PHA. ESSENTIAL FUNCTIONS
1. Prepares and/or assists in preparing all vacant apartments to a market ready condition. 2. Performs various community maintenance functions. Records activity in maintenance log. 3. These functions may include, but not limited to: Light bulb changes, smoke alarm/carbon monoxide changes or batteries, caulking, filter changes, painting, lock repairs or replacement, install/repair window coverings, preventative maintenance, HVAC repairs, hot water heater repairs or installs, vinyl repairs and/or installation, responds to work orders in a timely manner, performs on-call emergency service as required, maintains open and direct communication Management, monitor and/or controls maintenance inventory-supplies-ordering-receiving, moves heavy objects, keeps grounds and common areas free of trash and debris, attends and participates in training seminars as requested, assists in setting up for resident function/activities as requested, drives motorized vehicle on or off property for PHA business, performs other duties assigned. 4. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, vendors and the general public, at all times, on and off LGHA property. 5. Works closely with management and/or staff in developing an integral team that effectively represents the quality and professionalism of
LGHA. KEY RESPONSIBILITIES
  • Diagnose and repair issues related to plumbing, electrical systems, HVAC, appliances, and general structural components
  • Ensure all maintenance work meets U.S. Department of Housing and Urban Development (HUD) standards, including inspection readiness and regulatory compliance
  • Prepare vacant units for occupancy, including repairs, painting, and cleaning
  • Respond promptly and professionally to work orders and resident service requests
  • Participate in an on-call rotation to handle after-hours, weekend, and holiday emergencies
  • Address urgent issues including but not limited to: water leaks, power outages, HVAC failures, and safety hazards
  • Assist in regular inspections to identify deficiencies and ensure compliance with HUD and local codes
  • Maintain accurate records of work orders, repairs, and inventory
  • Coordinate with contractors and vendors for specialized repairs when necessary
  • Uphold a high standard of professional customer service when interacting with residents, staff, and the public

MACHINES, TOOLS, EQUIPMENT, & SOFTWARE
Hand tools normally used in construction, maintenance, and landscaping including but not limited to: Lawn mower, hedge trimmer, power floor cleaned, paint sprayer, power drain cleaner, chain saw, ladder, chemicals associated with maintenance, landscaping and cleaning essential job functions. Motorized vehicles and trailers.
REQUIRED QULIFICATIONS
  • High school diploma or GED required
  • Minimum 2 years of maintenance experience (multifamily or public housing preferred)
  • Strong working knowledge of plumbing, electrical, HVAC, carpentry, and general building maintenance
  • Ability to troubleshoot, prioritize, and complete repairs independently
  • Valid driver's license and reliable transportation
  • Ability to respond to on-call emergencies within a designated timeframe
  • Basic computer or mobile device skills for work order systems
  • Strong interpersonal and customer service skills
OTHER REQUIREMENTS
Grooming and Appearance Standards Employees are expected to maintain a neat, clean, and professional appearance at all times while on duty.
This includes:
  • Wearing the assigned uniform, clean and in good condition, with visible identification (name badge or ID, if applicable).
  • Maintaining personal hygiene to ensure a clean and presentable appearance.
  • Keeping hair neatly groomed and, if applicable, facial hair trimmed and tidy.
  • Wearing safe and appropriate footwear as required by safety regulations.
  • Avoiding excessive fragrances, jewelry, or accessories that may pose safety risks or appear unprofessional.
These standards reflect the company's commitment to professionalism, safety, and representing our organization positively to coworkers, clients, and visitors.
PREFERRED QULIFICATIONS
  • Experience working in public housing or with HUD regulations and inspections (e.g., REAC/NSPIRE)
  • EPA certification for HVAC handling
  • Trade certifications in electrical, plumbing, or HVAC
  • Bilingual (English/Spanish) a plus
PHYSICAL REQUIREMENTS
  • Ability to lift up to 50 lbs.
  • Frequent standing, walking, bending, climbing, and use of maintenance tools
  • Ability to work indoors and outdoors in various weather conditions
WORK ENVIROMENT
This position requires daily work across multiple housing units and properties, with exposure to maintenance-related hazards. The technician must be available for scheduled on-call duty and respond to emergencies as needed.
LICENCES/CERTIFICATIONS
Valid drivers' license along with good driving record and auto insurance is required.
