Job Description
Building Maintenance Technician This role supports the upkeep, repair, and safe operation of building systems, including HVAC, electrical, and plumbing. The Building Maintenance Technician 2 performs preventive maintenance, troubleshoots issues, and responds to service requests in a timely manner. The position suits a hands-on, detail-oriented professional who can work independently, follow established procedures, and ensure all work meets safety and quality standards. Strong communication, basic technical knowledge, and the ability to manage multiple priorities are essential for success. Responsibilities Perform preventive maintenance on HVAC, electrical, plumbing, and general building systems to minimize downtime and extend equipment life. Diagnose, troubleshoot, and repair mechanical, electrical, and plumbing issues, including HVAC systems such as chillers, boilers, and rooftop units (RTUs). Respond promptly to maintenance requests and complete repairs efficiently while maintaining a high standard of workmanship. Conduct routine inspections of the building and surrounding premises to identify safety hazards, equipment malfunctions, and maintenance needs. Address and resolve safety concerns to help maintain a safe working environment for building occupants and staff. Coordinate with third-party vendors and contractors for specialized repairs, inspections, and services when required. Ensure all maintenance activities comply with company policies, procedures, and safety standards. Maintain an organized inventory of tools, equipment, and maintenance supplies to support timely completion of work. Accurately document all maintenance and repair activities, including diagnostics, repairs, and preventive tasks, using work order systems and logs. Use a computerized maintenance management system (CMMS) or similar work order platform to receive, track, and close maintenance tasks. Support general facility maintenance and building upkeep, including minor repairs, adjustments, and improvements as needed. Essential Skills 2-4 years of experience in building maintenance, facilities maintenance, or a related field. Basic working knowledge of HVAC systems, including maintenance and troubleshooting of chillers, boilers, and rooftop units (RTUs). Basic working knowledge of electrical systems, including diagnostics and repair of motors, controls, and low- and high-voltage components. Basic working knowledge of plumbing systems, including repair and maintenance of fixtures, piping, and drains. Proficiency in using hand and power tools safely and effectively for maintenance and repair tasks. Strong mechanical troubleshooting skills and the ability to identify root causes of equipment issues. Ability to work independently, manage multiple work orders, and prioritize tasks based on urgency and impact. Effective communication and customer service skills to interact professionally with building occupants, colleagues, and vendors. Ability to accurately document maintenance activities and follow established procedures for maintenance records. Physical ability to lift heavy objects and perform tasks in various environments, including indoor and outdoor areas, confined spaces, and at heights. Additional Skills & Qualifications Experience working in commercial, healthcare, or institutional environments. EPA certification related to HVAC or refrigerant handling. Trade-related certifications in HVAC, electrical, or plumbing disciplines. Familiarity with computerized maintenance management systems (CMMS) or other work order systems. Experience with building automation systems and general facility maintenance. Attention to detail and a strong focus on safety and compliance. Why Work Here? Work Environment This position is based at a headquarters facility in Toyota and involves working on-site throughout the building and surrounding premises. The schedule runs from 10:30 a.m. to 7:00 p.m., Monday through Friday, supporting daytime and early evening operations. The work involves both indoor and outdoor environments and may include tasks in confined spaces, at heights, and in mechanical rooms housing equipment such as chillers, boilers, and rooftop units. You will regularly use hand and power tools, interact with building automation and electrical systems, and work with CMMS or similar maintenance software to manage work orders and documentation. The environment is hands-on, safety-conscious, and oriented around maintaining reliable building operations. Job Type & Location This is a Contract to Hire position based out of Plano, TX. Pay and Benefits The pay range for this position is $25.00 - $28.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
