Summary:

The Maintenance Technician is a primary representative of the company and the property to the residents. They are responsible to maintain the efficient operation and upkeep of the property, including the grounds and units, and to assist the Property Manager in accommodating resident requests in a proactive and professional manner.

Principle Duties:

Maintenance:

Maintain and repair all property structures and equipment to maximize the longevity and value of the assets.

Turnover:

In coordination with the Property Manager, evaluate vacant units and prepare them for new occupants in a timely manner in accordance with management planning and scheduling.

Equipment and Supplies:

Ensure that all tools and equipment are maintained and that all needed supplies are stocked in designated storage areas and spaces and that inventory is verified and updated at least monthly.

Personal Conduct:

Maintain a professional and ethical relationship with residents and a clean work area and personal appearance. Demonstrate company values and policies in all conduct and activities while on site and advocate the value of the company and property at all times.

Safety:

Be aware of and operate within OSHA standards and company safety policies at all times.

Emergencies:

Be available to resolve any requests for services that may occur during normal working hours and be available to address urgent needs off hours on an on-call basis.

Reporting:

Proactively maintain Work Orders in property management software to ensure all records are correct and up to date.

Compliance:

Be aware of and adhere to all state and federal fair housing laws and guidelines.

Vendor Relations:

At least once a year, review costs and collect bids for large items and services. Work Experience and Skills Required.

Preferred:

CPO and HVAC certifications for maintenance of the pools and HVAC units.

Preferred:

A minimum of 3 years' experience in performing light mechanic duties and possess the ability to diagnose and repair equipment and appliances related to rental properties. Must be proficient in basic construction skills. Must work well with others and be readily willing to carry out detailed written or oral instructions while exercising common sense. Must possess the ability to meet the physical demands of this maintenance position. This includes standing and sitting for extended periods of time, walking long distances, and lifting objects of up to 100 lbs. on a regular basis.
