Job Description

Job Overview We are seeking a reliable and skilled Property Maintenance Technician to support the maintenance and turnover operations of our residential rental properties. This position is responsible for performing light maintenance and repair work, preparing units for new tenants, and coordinating with subcontractors when specialized repairs are required. The ideal candidate is hands-on, organized, and able to efficiently manage multiple tasks while ensuring properties are maintained in safe, functional, and move-in-ready condition. This role plays a key part in minimizing vacancy time and maintaining the overall quality of our residential units. Responsibilities include completing turnover repairs between tenants, performing routine maintenance tasks, identifying repair needs, and communicating with management and vendors to ensure timely completion of work. The Maintenance Technician will also help coordinate subcontractors for larger repairs and ensure all work meets company standards. This role requires strong problem-solving skills, basic knowledge of residential maintenance systems (such as plumbing, electrical, drywall, and carpentry), and the ability to work independently while maintaining a high standard of workmanship. Duties Perform general maintenance and light repairs in residential rental units, including drywall, painting, minor plumbing, basic electrical, and carpentry work. Complete unit turnovers by preparing vacant units for new tenants, including repairs, touch-up work, fixture replacement, and general improvements. Conduct property inspections to identify maintenance issues and report repair needs. Respond to maintenance requests in a timely and professional manner. Coordinate and schedule subcontractors for specialized repairs such as HVAC, plumbing, electrical, roofing, or major renovations. Ensure turnover projects are completed efficiently to minimize vacancy time. Maintain tools, equipment, and maintenance supplies needed to complete assigned tasks. Communicate regularly with property management regarding repair progress, materials needed, and project timelines. Ensure all work is completed safely and in compliance with company standards and local building codes. Assist with preventative maintenance tasks to help maintain the overall condition of properties. Keep accurate records of completed work and materials used. Qualifications Previous experience in residential maintenance, property maintenance, or general construction preferred. Working knowledge of basic maintenance skills including drywall repair, painting, minor plumbing, light electrical, and carpentry. Ability to troubleshoot and resolve common maintenance issues in residential properties. Experience performing unit turnovers or preparing rental units for new tenants is a plus. Ability to coordinate and communicate effectively with subcontractors and vendors. Strong time management and organizational skills with the ability to handle multiple tasks and priorities. Ability to work independently and complete tasks with minimal supervision. Valid driver's license. Ability to lift and carry maintenance tools and materials and perform physical work as required. Strong attention to detail and commitment to quality workmanship. Basic smartphone or tablet skills for communication, scheduling, and work order updates.
