JOB SUMMARY
Performs a variety of tasks to ensure completion of all projects and implement facility maintenance policies and procedures in an efficient, cost-effective manner.
REQUIRED EDUCATION, EXPERIENCE, SKILLS, LICENSURE
1. High School Diploma or GED preferred. 2. Previous general maintenance, carpentry and painting experience required. HVAC and electricity experience desired. 3. Valid driver's license required.
JOB REQUIREMENTS

vaccinations. 6. Must attend mandatory in-services required by the State Licensure and all other mandatory in-services and/or meetings required by other regulatory agencies and/or by SVWC. 7. Follows and supports the policies and procedures established by
SVWC. ESSENTIAL DUTIES/RESPONSIBILITIES
1. General maintenance duties, i.e., repair clogged toilets/sinks, replace lightbulbs, assist with resident moves, and event setups, hang pictures and deliver packages. 2. Utilize work order program and related technology to ensure work requests are completed timely, accurately, and according to policy and procedures. 3. Carpenter duties, i.e., renovation of apartments to include removing cabinets, flooring, walls, drywall, and doors. Install cabinets and countertops, flooring, trim, doors, shelving, and fixtures. Hang and finish drywall, painting, plumbing rough-ins and finishes. Assist electrician with electrical rough-ins. 4. Painter duties, i.e., meeting with residents, maintaining adequate inventory of painting supplies. Use proper preparation techniques, including patching and caulking, removing old finishes, wallcoverings, etc. Be knowledgeable about varieties of paints and stains and proper application techniques. 5. Conducts scheduled preventive maintenance throughout the community and for all equipment. 6. Demonstrate a commitment to safety by following safety rules and guidelines, follow good housekeeping practices, take proper care of equipment, and perform job duties and responsibilities in a safe and responsible manner. 7. Show commitment to giving quality service and make continuous efforts to improve the operations of the department. 8. Communicate effectively with residents, family members, visitors, and co-workers. Give complete and timely responses and always be respectful and courteous while following through with communication efforts. 9. Work as a team player, coach and encourage others on a regular basis, contribute to positive moral within the team and embrace change/adjust to changing responsibilities. 10. Exercise good time management practices while maintaining quality of work. 11. Ability to work independently and as part or a team. 12. Maintain a clean, well-organized work area. 13. Remove snow using a truck, tractor, snow blower and manual shovel. 14. Other duties as assigned.

PHYSICAL REQUIREMENTS

  • Must be able to visually identify and discern printed words on either typewritten pages or computer screen.
  • Must be able to identify and differentiate colors.
  • Must have depth perception within normal ranges. HEARING
  • Must be able to respond to spoken words and other auditory sounds including the ringing of telephone or beepers and monitors.
  • Must be able to respond and communicate orally by telephone. LIFTING
  • Heavy lifting required (over 50 pounds occasionally and 50 pounds repetitively from ground level to shoulder height.)
  • Must be able to push and maneuver carts loaded with weights of 50 pounds.
TOOLS AND EQUIPMENT
  • Must be able to operate carpentry power/hand tools
  • Must be able to use, operate and interpret information from equipment in work area.
  • Must be able to use maintenance tools. SPEECH
  • Must be able to communicate and be understood.
RANGE OF MOTION
  • Must be able to climb (ladders and such) and be able to reach and balance from the ladders.
  • Must be able to walk continually for two hours.
  • Must be able to stand for two hours.
  • Must have mobility of all parts of the body, walking, bending, lifting, reaching above head and use of hands.
  • Must be able to stand and/or mobilize by walking for 100% of an eight-hour shift.
WORKING CONDITIONS
  • May be required to work near or with voltages (up to 480 volts AC).
  • May have to work in hot (over 80 degrees F) or cold (under 10 degrees F) environment.
  • Must be able to work under stress.
  • Must be able to work overtime as needed.
  • Must be able to work a rotating shift.
  • Must be able to work "on call."
  • Must be able to deal with verbally and physically combative residents.
  • Must be able to work out of doors in varying types of weather.
  • Must be able to utilize or wear protective equipment or apparel in accordance with OSHA standards.
  • Must be able to work within confined spaces.
MENTAL CAPACITY
  • Must have mental capacity to fulfill the requirements of the job including problem solving, logic, communication, and numerical calculations.
  • Must be able to understand instructions.
  • Must have accurate recall and memory.
  • Must be able to use judgment in making decisions and choices.
  • Ability to analyze numbers and make basic mathematical calculations.
