Job Description

Atlas Management, LLC is seeking a Maintenance Technician - Tier III to support a portfolio of properties in Seattle, Washington. The Tier III Technician is a senior-level maintenance professional responsible for performing advanced repairs, overseeing preventative maintenance programs, coordinating vendors, and supporting the overall supervision of site maintenance operations. This role requires extensive experience in multi-family property maintenance and strong expertise across building systems. In addition to completing service requests and preparing market-ready units, the Tier III Technician plays a leadership role by mentoring lower-tier technicians, assisting with maintenance planning and scheduling, participating in and helping supervise on-call rotations, and ensuring operational excellence across assigned properties. This position may provide functional oversight to other maintenance staff. Essential Duties & Responsibilities Advanced Maintenance & Repairs
  • Complete complex service requests in a timely and professional manner.
  • Prepare market-ready units including advanced repairs, appliance replacement, flooring repairs, and system troubleshooting.
  • Perform advanced-level work in: o HVAC systems o Plumbing systems o Electrical troubleshooting and installation o Appliance repair and replacement o Carpentry and structural repairs o Life-safety systems and code-related repairs
  • Diagnose and resolve complex building system issues independently. Preventative Maintenance & Operational Oversight
  • Develop, schedule, and oversee preventative maintenance programs.
  • Maintain accurate maintenance records and documentation.
  • Inspect properties to identify long-term capital repair needs and safety concerns.
  • Ensure compliance with company policies and all applicable housing regulations including Fair Housing, ADA, FCRA, and related laws.
  • Assist in managing maintenance budgets and supply inventory.
  • Coordinate contractors for larger repairs, renovations, and specialized projects. Leadership & Team Support
  • Provide training, mentoring, and oversight to Tier I and Tier II technicians.
  • Assist with supervision of site maintenance operations.
  • Participate in and help supervise on-call emergency rotation schedules.
  • Ensure work performed by team members and vendors meets Atlas quality standards.
  • Provide superior customer service and represent Atlas professionally at all times.
  • Perform additional duties as assigned. Minimum Requirements
  • 5+ years of experience in multi-family apartment maintenance or related field.
  • Extensive hands-on experience in HVAC, plumbing, electrical, carpentry, appliance repair, and general building systems.
  • High school diploma or equivalent.
  • Valid driver's license with clean driving record.
  • Ability to travel between properties within assigned Seattle portfolio.
  • Ability to lift 50+ pounds and perform physically demanding tasks.
  • Authorized to work in the United States. Preferred Qualifications
  • Specialized certifications or trade licenses (HVAC, electrical, plumbing, etc.).
  • Experience supervising or mentoring maintenance staff. Skills & Abilities
  • Advanced troubleshooting and diagnostic skills across building systems.
  • Ability to independently manage complex repairs and prioritize workload.
  • Strong understanding of preventative maintenance planning and scheduling.
  • Ability to oversee and evaluate vendor performance.
  • Leadership and mentoring capability.
  • Strong time management and organizational skills.
  • Effective communication skills with residents, vendors, and internal teams.
  • Professional conflict resolution skills.
  • Basic mathematical skills (add, subtract, multiply, divide).
  • Comfortable using technology including Microsoft Excel, Word, and Outlook.
  • Strong decision-making and problem-solving ability. Physical Requirements The employee must be able to:
  • Frequently stand, walk, bend, kneel, crouch, and reach.
  • Continuously talk and hear.
  • Occasionally climb or balance.
  • Regularly lift and/or move up to 50 pounds.
  • Work outdoors in various weather conditions.
  • Maintain visual acuity including close vision, distance vision, depth perception, and focus adjustment.
