Job Description:
6 Star Management is seeking a Maintenance Technician to join the onsite team at The Signature Apartments in Silverdale, Washington, a 201-unit community. This position is responsible for supporting the day-to-day maintenance operations of the property, completing repairs, assisting with unit turns, supporting preventive maintenance efforts, and helping ensure the overall physical condition, safety, and appearance of the property are maintained to company standards. The ideal candidate takes pride in delivering responsive, high-quality service and maintaining the property to a high standard. This role requires the ability to complete maintenance functions efficiently, build positive relationships with residents and staff, preserve and enhance the value of the community, and contribute to the overall operational success of the property. The ideal candidate will also carry out responsibilities with professionalism, accountability, and integrity.
Essential Duties and Responsibilities:
  • Complete resident service requests, work orders, and maintenance projects in a timely, courteous, and thorough manner
  • Use AppFolio to review, track, and manage work orders, and ensure completed work is properly documented with notes and photos
  • Assist with the preparation of vacant units to ensure apartments are fully rent-ready for incoming residents
  • Support preventive maintenance efforts to reduce untimely and costly breakdowns of equipment, appliances, and building systems
  • Perform general maintenance functions, including repairs related to plumbing, electrical, drywall, painting, HVAC, locks, caulking, window coverings, vinyl, and other property maintenance needs
  • Conduct regular inspections of common areas, grounds, vacant units, model units, and building exteriors, and communicate maintenance concerns and repair needs to the Maintenance Supervisor or Property Manager
  • Assist with maintenance-related special projects, preventive maintenance initiatives, and general repair planning as assigned
  • Coordinate with grounds staff, utility providers, and third-party vendors as directed to support overall property maintenance and operations
  • Ensure the grounds, common areas, maintenance shop, storage rooms, tools, and equipment are maintained in a clean, orderly, safe, and secure condition
  • Monitor maintenance supply levels and communicate inventory needs to management as appropriate
  • Ensure proper use and care of maintenance materials, tools, equipment, and motorized vehicles
  • Complete required documentation, including timesheets, maintenance logs, checklists, and other assigned records
  • Participate in on-call emergency maintenance service as required
  • Maintain a professional, courteous, and service-oriented attitude when interacting with residents, coworkers, vendors, and the general public
Key Qualifications:
  • Strong working knowledge of general building maintenance, including plumbing, electrical, painting, drywall, appliance repair, HVAC, lock repair, caulking, and basic carpentry
  • Ability to diagnose maintenance issues, complete repairs efficiently, and ensure assignments are completed thoroughly and on time
  • Prior maintenance experience in an apartment community, residential property, or similar environment preferred
  • Ability to manage multiple priorities and work effectively in a fast-paced environment
  • Experience supporting preventive maintenance programs and property inspections preferred
  • Ability to use property management software such as AppFolio to manage work orders, document completed work, and communicate effectively with management
  • Strong organizational skills and ability to maintain clean, safe, and orderly shops, storage areas, and workspaces
  • Ability to work effectively with residents, coworkers, vendors, and management while maintaining professionalism and strong customer service
  • Knowledge of safe work practices and proper use of maintenance tools, materials, equipment, and motorized vehicles
  • Dependable attendance, strong work ethic, and a hands-on approach to daily maintenance responsibilities
  • Demonstrated professionalism, accountability, and integrity in day-to-day operations
  • Ability to perform the physical demands of the position, including lifting, bending, climbing stairs, walking the property, and standing for extended periods
  • Valid driver's license and reliable transportation may be required based on business needs
  • Must be available for on-call service as needed to respond to after-hours maintenance emergencies
Additional Requirements:
  • High school diploma or GED required
  • Prior maintenance experience in an apartment community, residential property, or similar environment preferred
Pay:
$26.00 - $28.00 per hour
