Job Description

Position Summary We are seeking a reliable and skilled Maintenance Technician to join the Tremain Mobile Home community. The Maintenance Technician is responsible for maintaining the community grounds, common areas, utility systems, water system, and vacant home sites to ensure a safe, clean, and attractive environment for residents and visitors. Essential Duties and Responsibilities Perform routine maintenance and repairs throughout the community. Conduct daily well testing and monitor community water systems to ensure compliance with state and local regulations. Record and maintain accurate well testing logs, water quality reports, and system inspections. Monitor water treatment equipment and report any irregularities or operational concerns to management. Maintain community grounds, including mowing, trimming, landscaping, snow removal, and debris cleanup. Repair and maintain community infrastructure, including roads, signage, fencing, lighting, and common areas. Conduct inspections of vacant lots and homes to identify maintenance needs. Troubleshoot and repair plumbing, electrical, HVAC, and general maintenance issues as needed. Assist with home setup, skirting, leveling, and utility connections. Respond promptly to maintenance requests and emergency situations. Operate and maintain maintenance equipment, tools, and vehicles safely. Ensure compliance with company policies, safety regulations, environmental requirements, and local codes. Maintain accurate records of completed work, inspections, testing results, and materials used. Assist with property improvement projects and capital upgrades as directed by management. Qualifications High school diploma or equivalent preferred. Minimum of 1-3 years of maintenance, construction, landscaping, property management, or utility system experience preferred. Knowledge of water systems, well operations, or water testing procedures is preferred. Basic knowledge of plumbing, electrical, carpentry, and general repair techniques. Ability to operate maintenance equipment, power tools, and landscaping machinery. Strong problem-solving and troubleshooting skills. Ability to work independently and prioritize tasks effectively. Valid driver's license and reliable transportation. Ability to be on-call for emergencies, if required. Physical Requirements Ability to lift and carry up to 50 pounds regularly. Ability to stand, walk, bend, kneel, climb, and work outdoors in varying weather conditions. Ability to safely operate vehicles, tools, maintenance equipment, and utility system controls. Work Environment This position requires working both indoors and outdoors in all weather conditions. The Maintenance Technician may be required to work occasional evenings, weekends, or emergency on-call shifts to address community maintenance or utility-related issues.
Pay:
$20.00 - $22.00 per hour
