182-unit independent senior apartment facility Position Summary The Maintenance & Janitorial Technician plays a crucial role in ensuring a safe, clean, and highly functioning environment for our senior residents. Due to the independent nature of the position, this individual must be able to work without direct supervision and take ownership of facility cleanliness. This role is a hybrid position that balances daily surface cleaning of common areas, processing resident service requests, monitoring building systems, and managing apartment unit turns. The ideal candidate possesses strong time-management skills, a solid foundation in light maintenance, and exceptional customer service skills tailored to a 62+ community. Primary ResponsibilitiesMaintenance & Building Operations- Respond promptly to resident service requests and troubleshoot daily maintenance issues.
- Conduct daily checks of building mechanical systems to ensure proper operation and coordinate with third-party vendors for specialized service or repairs as directed by the Property Manager.
- Perform light plumbing repairs, including addressing clogged or running toilets and fixing dripping faucets.
- Troubleshoot and perform minor repairs on kitchen and laundry appliances.
- Perform general maintenance assignments in apartments, hallways, and common areas.
- Assist the Building Engineer with other light electrical or mechanical repairs as needed.
- Inform the Property Manager of any pertinent resident issues or concerns noted during service calls. Unit Turns & Vendor Coordination
- Prepare vacant (less than 1,000 SF) apartments for new move-ins as assigned.
- Strictly follow the unit turn checklist to ensure apartments are ready for leasing in a timely manner.
- Balance the demands of turning vacant units with daily resident service orders.
- Complete necessary in-house repairs in vacant units while working alongside third-party vendors who handle carpeting, cabinetry, and specific painting needs. Janitorial & Grounds Upkeep
- Perform daily surface cleaning of common areas to maintain high cleanliness standards between bi-weekly third-party deep cleaning visits.
- Execute daily trash routines, including picking up loose trash around the property and ensuring all common area trash cans are emptied and changed.
- Maintain a clean and orderly janitorial supply area.
- Keep all cleaning carts and equipment in clean and good working order.
- Participate in scheduled annual, quarterly, monthly, weekly, and daily cleaning and inspection routines. Customer Service & Professionalism
- Maintain a positive and professional demeanor toward residents, visitors, families, and co-workers at all times.
- Provide patient, empathetic, and highly communicative service to our senior resident population.
- Strive to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working conditions.
- Perform other miscellaneous duties as assigned by the Site Manager.
- Attend seminars, instruction courses, and meetings for professional development as assigned. Physical Requirements & Working Conditions
- This position requires standing, walking, kneeling, sitting, climbing stairs, and using ladders.
- The ability to occasionally lift up to 50 lbs. is required.
- Must be able to safely use tools of the trade, including but not limited to hand tools, vacuum cleaners, and floor scrubbers.
Pay:
