Summary of Role The Three Sixty Real Estate Maintenance Technician will be responsible for day-to-day curbside appeal, maintenance, remodeling, and customer service for prospective and current residents. Company-provided phone Monthly tool allowance Six weeks paid parental leave Key Responsibilities Customer Service, Relationship Management, and Job Approach Complete and/or coordinate customer maintenance requests (work orders) in a prompt, efficient, successful, and positive manner Foster and maintain all critical relationships (tenants, co-workers, vendors, etc.) to a high degree of customer satisfaction Accurately records time, materials, receipts, and expense categories, and accurately documents work performed (Work Order and Documentation Discipline). Communication and Professionalism — Engages respectfully with tenants, vendors, team members, vendors and subcontractors. During unit access, set clear expectations on completion timelines, and represent the property management brand with integrity (Communication and Professionalism). Property Maintenance, Appearance, and Professional Skills Required. Maintain the physical assets (the buildings and the spaces) to a standard of care that emphasizes high quality, continuous improvement, and high performance. Ensuring the property's physical appearance is always welcoming and clean by picking up and disposing of all garbage and sweeping and/or vacuuming common spaces. Work independently to achieve the level of quality in appearance as directed by the Property Manager, Director of Property Management, and/or Leadership Team. General Plumbing — Ability to diagnose and repair leaks, unclog drains, replace fixtures, and contain emergency situations. Use good judgment when deciding to escalate to a licensed plumber. Electrical Troubleshooting — Comfortable diagnosing simple household electrical issues like circuit breakers, GFIs, continuity and current testing, and containing emergency situations. Understands safety concerns and limits of practice and uses good judgment when deciding to escalate to a licensed professional. HVAC Maintenance — Performs filter changes, tests, inspects, and cleans units, addresses thermostat issues, and coordinates with HVAC contractors for more complex repairs. Appliance Repair — Diagnoses and services common residential appliances (refrigerators, ranges, dishwashers, disposals) and identifies when replacement is more cost-effective than repair. Carpentry and Drywall — Handles door and window adjustments, lock changes, cabinet repairs, trim work, and drywall patching and finishing to a paintable standard. Painting and Surface Prep — Performs unit-turn painting with proper prep, masking, and finish quality; matches existing colors and applies touch-up work between tenancies. Flooring — Perform routine repairs to vinyl plank, tile, and carpet; address subfloor issues and transitions. Small building remodeling projects, such as window, door, deck, and patio door replacements, as well as other real estate remodeling projects.
Groundskeeping and Landscaping:
As assigned by the Property Manager, oversee all lawn care, landscaping, mowing, and vegetation control of the properties, either by supervising contractors or performing the actual work. As assigned, regular mowing to ensure grass does not exceed four (4) inches in length at any time; trimming grass edges; and cleanup of clippings. Weed control in landscaped areas and pavement around the properties. Fertilizer application and weed control on the lawn areas. Maintenance of all landscaped areas, including rock beds.
Winter Maintenance:
Ensure snow and ice removal from all entryways, sidewalks, parking lots, and other areas as directed, by performing the actual work as needed or directed by the Property Manager. Apply salt in parking lots and on sidewalks as needed to prevent hazardous conditions. As needed during winter months, keep snow and ice from accumulating on sidewalks, entryways, parking lots, and other areas as directed. Report any areas of slip and fall risk.
Apartment Turnover:
When a resident vacates the apartment, make it ready for showings and a new resident, including directed painting, maintenance, floor cleaning, and general cleaning.
Emergency Response:

Candidate Requirements Demonstrate excellent communication, analytical, and problem-solving skills. Experience in construction, maintenance, and/or property management Demonstrated ability to work independently and be a self-starter, meeting self-initiated deadlines. Exercise successful judgment to make decisions that benefit the residents, property owners, and fellow employees. Ability to successfully manage our critical relationships with customers, service providers, and fellow employees. High school degree or equivalent Physical Demands Must be able to lift 75 pounds Must be physically able to bend, move, and perform manual labor tasks regularly Must be able to work on a ladder periodically Must adhere to all safety guidelines and policies Must have a valid driver's license and proof of insurance The items listed are not intended to be all-inclusive of the job requirements and needs.
