Job Description
Position Summary:
The Maintenance Technician assists the Operations Manager in ensuring all agency facilities are in proper working condition. The Maintenance Technician will complete routine inspections, ongoing maintenance, and repairs of equipment and facilities. The position requires working knowledge of boiler and HVAC systems, basic electrical, basic plumbing, and knowledge of state and local fire and other codes pertaining to health and safety related to building occupancy.Responsibilities:
1. Maintain a work order system. Track and complete work orders from tenants and staff. 2. Diagnose and fix leaks, clogs or other drainage problems. Install new plumbing fixtures including toilets and faucets. 3. Diagnose electrical issues. Install new outlets and electrical fixtures. 4. Perform basic carpentry including basic repairs around properties. 5. Perform simple groundskeeping such as cleaning up trash outdoors and maintaining a clean and clutter-free appearance around properties. 6. Diagnose issues with and repair appliances such as refrigerators, ovens, washers, and dryers. 7. Maintain boiler and HVAC systems. 8. Repair drywall and plaster walls. 9. Paint walls, ceilings, and trim. 10. Assist in flipping vacant housing units, including trash outs, cleaning, repairs, painting and minor renovations. 11. Assist in developing and maintaining a Property Maintenance Plan. 12. Perform HQS, NSPIRE, and Habitability Standards inspections for housing units. 13. Perform routine Habitability Standard inspections for emergency shelters. 14. Perform routine fire drills for rooming houses and emergency shelters. 15. Perform routine unit inspections, testing fire alarms, inspecting cleanliness, 16. Assist Operations Manager in listing the materials needed for repair and maintenance projects. 17. Track routine maintenance for fleet vehicles. Coordinate repairs and vehicle maintenance with Operations Manager. 18. Respond to after-hour maintenance emergency phone calls. 19. Other duties as assigned.Skills/Qualifications:
Preferred Qualifications- Access to a reliable vehicle for traveling between properties.
- Plumbing, electrical, carpentry, HVAC and boiler systems certifications.
- Demonstrates a strong ability to perform tasks with minimal supervision or oversight.
- Ability and willingness to work individually and as part of a team with other staff.
Minimum Qualifications:
- Knowledge of plumbing, electrical, carpentry, HVAC and boiler systems.
- Knowledge of how to properly use hand and power tools.
- High School Diploma or GED.
- Excellent communication skills, written and oral - talking and writing effectively to convey information appropriately to the audience's needs.
- Attention to deal and strong craftsmanship.
- Ability to establish and maintain personal and professional boundaries.
- Ability to maintain a quality workplace in a diverse, fast-paced, stressful, and changing environment.
- Follows through with commitments and meets deadlines.
- Ability to assess emergency situations and respond effectively.
- Strong sense of logic and reason.
Language Skills:
Ability to read, write and comprehend English. Being bilingual (Spanish) would be helpful.Certificates, Licenses, Registration:
Requires a valid Wisconsin driver's license and proof of insurance. Plumbing, carpentry, and electrical certifications preferred.Physical Demands:

This position requires being on your feet most of the day and moving around. Handling of building materials such as lumber and drywall or other heavy items such as furniture will be required. Works predominantly indoors but will need to go between different buildings or outdoors. The noise level in the work environment is usually moderate.Schedule:
This hourly, non-exempt position requires a 20-hour work week. The position is a first shift job, typically working between the hours of 8:00 am and 4:30 pm. As this is a part-time position, there is some flexibility in scheduling. Some weekends and evenings/early mornings may be required.Pay:
