Job description: Full-Time Maintenance Technician - Multifamily Housing Position Summary The Full-Time Maintenance Technician is responsible for maintaining the overall appearance, safety, functionality, and day-to-day maintenance operations of multiple multifamily housing communities located in Torrington, Wheatland, and Guernsey, Wyoming. This role supports property operations by completing maintenance requests, preventative maintenance, unit turnovers, and general property upkeep in a timely and professional manner. The Maintenance Technician will travel regularly between assigned properties and must be able to work independently while maintaining strong communication with management, residents, and vendors. This position requires strong problem-solving skills, reliability, attention to detail, and the ability to maintain safe and well-functioning residential communities. Key Responsibilities General Maintenance & Repairs Perform routine maintenance and repairs including plumbing, drywall, painting, flooring, appliances, and general carpentry Respond promptly to resident maintenance requests and work orders Troubleshoot maintenance issues and determine appropriate corrective action Complete unit turnovers including repairs, cleaning coordination, and preparation for new move-ins Maintain grounds, common areas, and overall property appearance Preventative Maintenance Perform preventative maintenance on building systems, equipment, and common areas Monitor and maintain water heaters, lighting, and other building components Identify potential maintenance or safety concerns before they become major issues Ensure maintenance tools, equipment, and supplies are properly maintained and organized Property Inspections Conduct routine inspections of units, buildings, and common areas Identify safety hazards, lease violations, and maintenance concerns Report major repair needs or capital improvement recommendations to management Ensure properties remain clean, safe, and professionally maintained Vendor & Contractor Coordination Assist with scheduling and overseeing outside vendors and contractors as needed Verify contracted work is completed properly and in accordance with company standards Maintain professional working relationships with vendors and service providers Resident Relations Maintain professional and courteous communication with residents Respond to maintenance concerns in a timely and respectful manner Provide excellent customer service while working within occupied apartment homes Assist management in maintaining positive resident relations Qualifications Required Previous maintenance experience in, apartment communities, or related fields Basic knowledge of appliance repair, and carpentry Ability to work independently and manage multiple priorities Valid driver's license and reliable transportation Ability to travel regularly between Torrington, Wheatland, and Guernsey properties Ability to lift, carry, and move maintenance equipment and supplies as needed Preferred Previous apartment maintenance experience Experience with preventative maintenance programs General knowledge of property management operations Skills & Abilities Strong troubleshooting and problem-solving skills Ability to prioritize and complete work orders efficiently Professional communication with residents, vendors, and staff Strong attention to detail and safety standards Ability to work independently with minimal supervision Reliable, organized, and dependable work ethic Work Environment & Travel Requirements This position is based in-person in Wyoming and requires regular travel between property locations in Torrington, Wheatland, and Guernsey. The role combines hands-on maintenance work, property inspections, resident interaction, and coordination with management and contractors. The position involves both indoor and outdoor work in varying weather conditions and requires the ability to stand, walk, bend, climb stairs, lift equipment, and perform physical maintenance tasks throughout the workday.
Pay:
$20.00 - $24.00 per hour
