Job Description

Maintenance Technician / Property Maintenance ContractorJob Overview We are seeking an experienced and reliable Maintenance Professional to oversee the upkeep and repair of a diverse portfolio of residential and commercial properties. This is an onsite position responsible for maintaining a ten-building apartment complex, multiple single-family rental homes, and a commercial office space. The ideal candidate will possess strong troubleshooting skills, a broad knowledge of property maintenance, and the ability to work independently while managing multiple priorities. This position is structured as a 1099 independent contractor role. General Duties and Responsibilities Perform routine maintenance, repairs, and preventative maintenance on residential and commercial properties. Diagnose and resolve issues involving plumbing, electrical, HVAC, carpentry, drywall, flooring, and general building systems. Complete apartment turns, including repairs, renovations, and preparation for new tenants. Conduct property inspections to identify maintenance needs and safety concerns. Respond to maintenance requests in a timely and professional manner. Coordinate with vendors and subcontractors when specialized services are required. Maintain tools, equipment, and work areas in a safe and organized condition. Ensure properties remain compliant with applicable safety standards and local regulations. Document completed work and communicate project updates as needed. Assist with remodeling projects, property improvements, and coordinate with office managers / lead property manager. Required Experience and Qualifications Minimum of two (2) years of experience in construction, remodeling, property maintenance, or a related field. Working knowledge of basic plumbing, electrical, carpentry, painting, drywall, and general repair techniques. Ability to diagnose maintenance issues and implement effective solutions. Experience working in occupied residential properties is preferred. Ability to work independently with minimal supervision. Strong organizational and time-management skills. Valid driver's license and reliable transportation. Ability to lift up to 50 pounds and perform physically demanding tasks, including climbing ladders, kneeling, and working in various weather conditions. Preferred Qualifications Experience in apartment maintenance, property management, or commercial building maintenance. HVAC, electrical, plumbing, or other trade certifications are a plus. Experience coordinating multiple projects and prioritizing work orders. Compensation Compensation will be based on experience and qualifications.
