At the facility (must live nearby) Reports to: Site Manager Summary This role is on site at a self-storage facility. You handle a mix of handyman tasks, light customer service, basic operations, and general cleaning. Nothing complex. Reliability and clear communication matter most. What you'll do Handyman & maintenance Clean out units, remove trash, sweep to "broom-swept." Lube door components and lock slides. Light groundskeeping, minor weed control, exterior trash pickup. Replace or tighten door slides and latches. Check exterior lights and report issues. Access & operations Secure vacant units and unlock newly rented units. Apply or remove manager overlocks when instructed. Cut locks only when directed by the Site Manager. Do simple unit inventory counts and document conditions. Customer service Meet customers on site for basic access help. Confirm unit condition before move-ins and after move-outs. Take clear before/after photos and send quick updates. Other Run small site errands as needed. Follow checklists and safety guidelines. What you'll bring You live local, can be on site during agreed on-call windows. Reliable transportation and a smartphone with camera. Comfortable with basic hand tools and simple repairs. Can lift and carry typical site items and trash bags. Clear texting, prompt responses, solid photo documentation. Respect for property and tenant privacy. Nice to have Self-storage, facilities, handyman, or locksmith experience. Familiarity with access systems and overlocks. Pay and terms

Hourly:

16.00-18.00 USD per hour, invoiced as a 1099 contractor. Per-job work may be used at times and agreed in advance. Optional credit against a personal storage unit can be discussed. Pre-approved, reasonable expenses reimbursed with receipts. Current W-9 required. Job type and location
