Shannon Property Management is seeking experienced Make-Ready Technicians (Independent Contractors) to complete unit turns and general repair work across our portfolio of single-family homes. This is a 1099 contractor opportunity , ideal for skilled trades professionals, handymen, or small service providers who prefer flexible, project-based work.

Work Structure:

Independent contractor (1099) position Paid per job or project (not hourly or salaried) Flexible scheduling based on job availability Work performed at various residential properties across

Houston Scope of Work:

Contractors may perform tasks including: Patching and repairing drywall (taping, floating, finishing) Interior painting (full and touch-up work) Minor carpentry (baseboards, trim, hardware repairs) Basic plumbing repairs (faucets, clogs, fixture replacement) Light electrical work (outlets, fixtures) General handyman work related to property turnover Ensuring units meet readiness standards for new residents Communicating job status, timelines, and completion updates (Tasks will vary by project and property needs.)

What We're Looking For:

Experience in residential maintenance, make-ready, or general repairs Ability to complete work independently and manage multiple projects Strong attention to detail and quality standards Reliable communication and professionalism

Contractor Requirements:

Valid driver's license and reliable transportation Ability to travel between properties as needed Own tools, equipment, and materials necessary for assigned work Maintain any required business licensing and insurance (general liability, etc.) Follow standard safety practices while performing work Why Work With SPM?
