Job post summary Job description: Maintenance Technician - Position Overview We are seeking an experienced, dependable Maintenance Technician to join our multifamily team. This role is critical to maintaining the physical integrity, safety, and overall quality of our apartment community. The ideal candidate has strong HVAC expertise, particularly with residential air-source heat pump systems, and is comfortable handling a wide range of maintenance responsibilities, including corrective, preventive, emergency, and cosmetic repairs. Under the direction of the Community Manager, this position supports day-to-day maintenance operations, unit turns, and timely completion of service requests while delivering excellent customer service to residents. Key Responsibilities - Community Maintenance Respond promptly and professionally to maintenance requests Perform repairs in apartment units, common areas, and building exteriors, including HVAC, electrical, plumbing, carpentry, and appliances Diagnose HVAC system issues, including reversing valve and control board failures (HVAC certification required) Conduct routine property inspections to identify maintenance and safety concerns Complete make-ready procedures during unit turnovers to ensure apartments are rent-ready Maintain cleanliness of grounds, breezeways, and common areas Perform daily pool maintenance, ensuring water quality, cleanliness, and accurate chemical logs ( CPO certification required ) Execute preventive maintenance programs to reduce long-term repair costs Maintain a clean, organized maintenance shop and monitor inventory levels Use property management software to manage work orders and maintenance documentation Participate in unit and property inspections and report violations or repair needs Adhere to key control procedures, company policies, and OSHA safety standards Respond to on-call emergencies, including evenings and weekends Resident Relations Provide exceptional customer service and timely resolution of service requests Maintain a professional, courteous, and responsive attitude Support enforcement of community rules as directed by management Contribute to a safe, clean, and positive living environment for residents HVAC & Technical Requirements Candidates must have hands-on experience with residential air-source heat pump systems, including 2021-2025 system equipment, and be able to: Diagnose and repair reversing valves, defrost boards, and HVAC control boards Troubleshoot and service electric auxiliary and emergency heat Properly configure and set up smart thermostats for heat pump systems (O/B configuration, auxiliary vs. emergency heat) Read wiring diagrams and safely troubleshoot 208/230V electrical systems EPA 608 Certification preferred Qualifications HVAC Certification ( Required ) CPO - Certified Pool Operator ( Required ) 3-5 years of hands-on experience in apartment or multifamily maintenance ( Required ) High School Diploma or GED ( Required ) Valid driver's license and reliable transportation ( Required ) Working knowledge of Fair Housing laws and OSHA requirements Proficiency with basic computer systems and mobile maintenance software Experience coordinating with contractors and vendors Familiarity with AppFolio (preferred) Proficiency with Email and Google Workspace ( Required ) Physical Requirements This position is physically demanding and requires the ability to: Walk the property frequently and move between work locations Climb ladders and stairs; work at elevated heights Work in confined, overhead, or awkward positions Lift and move items weighing 100+ lbs. Operate hand tools, power equipment, and motor vehicles/golf carts Safely handle chemicals and hazardous materials Work outdoors in extreme weather conditions Perform repetitive motions with hands and wrists Communicate clearly with team members and residents Stand or sit for extended periods when required Be available for on-call emergencies, weekends, and after-hours coverage Preferred Qualifications EPA 608 Certification Prior experience in construction trades (HVAC, electrical, plumbing, carpentry, or general contracting) Strong understanding of construction methods, safety procedures, and tools Proven ability to prioritize tasks and meet deadlines in a fast-paced environment Additional Information Reliable transportation is required due to on-call and emergency response duties Pre-employment background checks and drug screening may be required Join Our Team If you are a skilled, service-oriented maintenance professional with strong HVAC expertise and a commitment to quality work, we encourage you to apply.
