Maintenance Tech - HVAC Sun City Grand Community Association Management Surprise, AZ 85374 Posted 5 days Serves as facility maintenance tech for Sun City Grand Community Association. Responsibilities include performing general facility maintenance duties with an emphasis on the HVAC systems throughout the Association buildings and operational maintenance of the facilities with supervision.

ESSENTIAL FUNCTIONS

• Diagnosing and performing repairs of general facility maintenance, including plumbing, electrical, HVAC, carpentry, roof maintenance, caulking, drywall patching, and painting as required;
• Work orders - complete work orders within a 24-hour period;
• Familiarity with HVAC components and systems and the ability to disassemble and reassemble complex systems;
• Ensuring compliance with all applicable HVAC codes and maintaining a safe work environment;
• Identifying problems and determining how to correct them;
• Assist with the organization and cleanliness of the maintenance shop;
• Assist in the performance of preventative maintenance on a scheduled and seasonal basis;
• Assist in delivering supplies, materials, and equipment to various areas;
• Keep current with events and activities occurring at The Grand; and
• Perform other duties as assigned.

QUALIFICATIONS

Knowledge of:

• Proper construction practices;
• Products, materials, equipment and tools related to the industry;
• Preventative maintenance practices;
• Aquatic maintenance; and
• Safety regulations and first aid procedures.

Ability to:

• Work extended hours, to include weekends and holidays as necessary;
• Work in small and confined spaces for extended periods of time;
• Work on rooftops for extended periods of time;
• Work on more than one assignment at a time with frequent interruptions, changes and delays; remain focused and work effectively, efficiently, and cheerfully under such circumstances;
• Remain alert to working conditions and aware of safety, health, and environmental concerns;
• Work and complete assignments with minimal supervision;
• Transport oneself around the golf courses, common areas, and Sun City Grand CAM facilities;
• Work effectively in a team environment;
• Deal with the public tactfully and courteously in person and on the telephone;
• Be aware of safety, health, and environmental concerns;
• Understand and comply with both oral and written instructions;
• Read faint or partially obscured writing or printing, with corrective lenses if needed.
• Speak English in a clear and understandable voice so that various types of communication may be conducted with people of various levels of education and capabilities;

EDUCATION and/or

EXPERIENCE

• Minimum of 3 years of hands-on HVAC experience in installation, repair, and preventative maintenance (commercial or multi-building preferred.
• High school diploma or equivalent.
• Current EPA certification (Section 608) is required.
• Must possess, and maintain, a valid Arizona driver's license.
