POSITION PURPOSE
To perform, with minimal supervision, highly skilled corrective and preventive maintenance on the hotel's facilities, while responding to calls for assistance.
ESSENTIAL FUNCTIONS
Performs, under minimal supervision, highly skilled maintenance throughout the facility. These duties include, but are not limited to, HVAC/R, repair and replacement of items such as compressors, accumulators, pressure cut out switch, fan motors, control boards and thermostats, charge and recovery of Freon while keeping proper documentation. Repair and maintain kitchen equipment- grills, fryers, ovens, make-up air and hood exhaust, reach in coolers, cold rails, walk-in coolers and freezers, ice machine and steam tables. The ideal candidate must be able to train other team members in his/her area of expertise, complete required paperwork to document finished work orders, work in progress, and work requiring parts. Must respond to situations requiring immediate action, i.e. equipment outages, power failures, life safety emergencies, etc.
SUPPORTIVE FUNCTIONS
In addition to performance of the essential functions, this position may be required to perform a combination of supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the hotel. Responding to guests' requests, guestroom preventive maintenance, equipment preventive maintenance, common area preventive maintenance, corrective maintenance, and equipment operation.
OTHER:
Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel including holidays and weekends. All team members are required to comply fully with the rules and standards set forth by the Hilton Marco Island Beach Resort & Spa, Olshan Properties and Hilton Hotels Corporation.
SPECIFIC JOB KNOWLEDGE, SKILL AND ABILITY
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities. All knowledge, skills, and abilities required for the Senior Mechanic position. Ability to troubleshoot electrical circuitry, to include both single phase and three phase circuits. Ability to troubleshoot complex machinery to determine proper operation and/or cause of failure. Ability to troubleshoot fluid transfer systems to determine proper operation and/or cause of failure. Ability to troubleshoot and repair microprocessor controlled equipment to determine proper operation and/or cause of failure. Ability to program and repair electronic door locks. Ability to troubleshoot and repair air conditioning and refrigeration equipment, exclusive of tasks requiring the handling of CFCs, to determine proper operation and/or cause of failure. Ability to grasp, lift and/or carry supplies or equipment weighing up to 75 lbs., occasionally waist high. Ability to push/pull supplies or equipment weighing up to 200 lbs. Able to climb stairs and ladders, working at heights up to approximately 25 feet. Able to perform tasks while consistently bending, stooping, kneeling or standing while supporting additional weight up to 75 lbs. Able to move and work throughout the hotel for the duration of the shift and possible overtime. Able to work in unfavorable conditions which can occasionally be hot, noisy and wet. Able to effectively deal with internal and external customers, some of whom will require high levels of patience, tact and diplomacy to defuse anger, collect accurate information and offer assistance with guest problems such as plumbing, heating, air conditioning and other general dissatisfactions. Able to read, write, hear, speak and understand the English language to communicate with management and staff -being persuasive, clear and to the point. Written communication skills to be concise, well organized, complete, clear and understandable. Must have adequate ability to hear alarms, calls on a hand held radio, equipment running, etc.
SUB-SPECIALTIES SMM/HVAC
Technician In addition to the requirements of Maintenance Mechanic I, the HVAC Technician must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities: Troubleshoot and repair air conditioning systems, to include electrical and electronic controls, mechanical systems, evacuation and charging of systems, pressure balancing, and control programming. Troubleshoot and repair refrigeration equipment, to include electrical and electronic controls, mechanical systems, evacuation and recharging. Troubleshoot and repair dehumidifying equipment, to include electrical and electronic controls, mechanical systems, evacuation and recharging. Troubleshoot and perform basic repairs on chillers, chilled water piping systems, and cooling towers. SMM/Electrician In addition to the requirements of Maintenance Mechanic I, the electrician must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities: Troubleshoot and repair single phase wiring systems, to include basic wiring and wiring devices, distribution panels, breakers, disconnects, etc. Troubleshoot and repair three phase wiring systems, include basic wiring and wiring devices, distribution panels, breakers, disconnects, etc. Troubleshoot and repair low voltage wiring systems, include basic wiring and wiring devices, distribution panels, breakers, disconnects, etc. Troubleshoot and repair electrical equipment, to include motors, heating elements, lighting systems, timers, etc. Ensure that all work performed complies with all local, state, and national codes SMM/Kitchen Mechanic
QUALIFICATION STANDARDS
Education:
High school graduate or equivalent required.
Experience:
3 years experience in one of the following trades: HVAC, electrician, kitchen equipment maintenance, or laundry maintenance. 1-year experience in commercial building or hotel maintenance experience preferred.
Licenses or certificates:
Trade license in applicable specialty preferred. CFC Universal Certification preferred for
MMS/HVAC
Technician.
Other:
CPR / First aid certified desired Universal EPA Certification
