This position is responsible for maintaining, troubleshooting, repairing, and installing HVAC systems within apartment communities while ensuring excellent resident service and timely completion of work orders. The ideal candidate is dependable, customer-service oriented, and comfortable working independently in occupied residential units. Responsibilities Install, service, and repair HVAC systems including air conditioning units, boilers, refrigeration systems, and ventilation equipment. Conduct routine maintenance on HVAC/R (Heating, Ventilation, Air Conditioning/Refrigeration) equipment to ensure optimal operation. Troubleshoot mechanical issues using tools such as ohmmeters and welding equipment; identify root causes efficiently. Perform plumbing tasks related to HVAC systems, including pipe fitting and ammonia refrigeration system maintenance. Diagnose electrical problems within HVAC units using electrical testing devices; repair or replace faulty components. Maintain detailed service records, logs, and reports for all work performed; communicate effectively with team members and clients about system status. Adhere to safety protocols during all field service activities; ensure compliance with industry standards and regulations. Qualifications Proven experience as an HVAC service technician or in a related mechanical maintenance role; construction background is a plus. Strong mechanical knowledge with hands-on experience in equipment repair, refrigeration systems—including ammonia refrigeration—and appliance repair. Ability to read technical diagrams accurately and apply them during installation or troubleshooting processes. Skilled in using diagnostic tools such as ohmmeters; capable of welding and performing basic mechanical repairs. Valid driver's license Knowledge of field service procedures across various environments including commercial properties or industrial facilities. Additional certifications such as HVAC/R licensing or boiler operation are advantageous but not mandatory.
