Position Summary & Responsibilities:
Position Summary:
Inspects, installs, operates, maintains, modifies, and repairs all types of healing, ventilating, and Air Conditioning ( HVAC ) systems, including heating and heat distribution, refrigeration and air conditioning, heat pumps, heat recovery units, evaporative cooling, air compressing, and. ventilating systems, as well as the base fire alarm system. Troubleshooting and repairs of pneumatic/electronic controls systems, fire alarm systems, and components. Programs and operates computer-based Energy Management System and installs additional control devices as required to upgrade the system. Aligns, adjusts, services and installs components and equipment such as compressors, electric motors, air conditioners, heaters, ventilators, and other related items … Shapes, sizes, and connects piping, tubing, and components using special bending, flaring, and coupling tools. Tests and inspectors installed heating and cooling equipment and fire alarm systems for proper operation in compliance with applicable technical orders, manufacturers handbooks, and local procedures, including compliance with safety and environmental regulations. Adjusts manual and automatic controls to produce required heating or cooling as prescribed by local policy and applicable regulations. Removes, disassembles, cleans, repairs, reassembles, reinstalls, and realigns components and component pacts such as boilers, pumps, motors, controllers, Compressors, burners, condensers, valves, backflow preventions, safety and automatic valves, pistons, and bearings. Conducts tests of boiler water, condensation return lines, and coolant lines to determine extent of scale and corrosion damage and adds chemical to maintain proper chemical concentration. Ensures heating and cooling equipment, fire alarm systems, and energy management systems and components are functioning properly. Performs seasonal overhaul as required by applicable technical data and local procedures. Performs boiler lay-up and scale/sludge removal operations Incumbent will advise the Physical Plant Supervisor on the condition and of the total building systems to include structural, mechanical, electrical, and plumbing in assigned buildings. Incumbents will inspect assigned area monthly and report all building deficiencies such as corrosion, excess vibration, leaks, paint decay, excessive noise, and odors Incumbent is responsible for the coordination of work with other base agencies. Incumbents will have frequent contact with vendors and base customers. Incumbent is required to work with the building manager in assigned buildings to ensure customer satisfaction is obtained and required equipment is identified Incumbent performs minor maintenance and recurring maintenance on selected building systems in the assigned areas. These responsibilities will vary from building to building and may include any of the building systems. Duties include (not limited to) bathroom fixture repair, exit/emergency light testing and repair, fluorescent lamp/ballast replacement, lawn sprinkler system repair, clearing of plugged drain lines, aerator replacement, carpet square and ceiling or floor tile replacement, HVAC filter replacement, and door weather seal replacement. Incumbent may be required to install items for customers such as (not limited to) dry erase boards, plaques, clocks, modular furniture accessoriesonly after coordination with supervisor Incumbent maybe required to maintain the grounds and landscaping as directed by the supervisor. This will include (not limited to) riding and push mowing, weed eating, pulling weeds, shoveling and power blowing snow, applying ice melting, cleaning sidewalks, and outside trash picking up loose trash, etc…. Incumbents will use and dispose of chemicals in accordance with all label information and pertinent regulations Incumbent employees will be required to use computer systems to (not limited to) send and receive information, input daily time data, request parts or supplies, and complete computer-based training Other duties as assigned. Duties include moving furniture, escorting contractors, One of the major conditions of state employment is the requirement to work the number of hours per day and the number of days per week specified for the position. Qualifications Education :
HS Diploma or GED Licensing & Certification Ks Driver's License Minimum Qualifications Two years of experience in the following building mechanical trades: electrical, electronics, plumbing, power plant operation, boiler operation, HVAC , and electronic/pneumatic control repair. Education may be substituted for experience as determined relevant by the agency. Special knowledge skills, and abilities Working knowledge of applicable EPA regulations and building codes. State Human Resource and base personnel policies and procedures. Post-Offer, Pre-employment Requirements Normal color vision IAW AFR 160-43 or its replacement is mandatory. Must be able to work at heights up to 80 feet, lift objects weighing 50 pounds, and work in strenuous positions. Incumbent is subject to call back during non-duty hours and periodically work in inclement weather. Must pass a KBI background check and clearances are required for the position.
