Job Description
HVAC Maintenance Technician
We are seeking an experienced and motivated Maintenance Technician to join our team and lead daily maintenance operations at a residential community. This role is ideal for a hands-on leader with a strong technical background who takes pride in delivering high-quality work and ensuring resident satisfaction. The Maintenance Technician will manage maintenance workflows and ensure all systems and units are maintained to the highest standards. Requirements:
- Lead, train, and supervise a team of maintenance technicians
- Coordinate and oversee all maintenance activities, including service requests, work orders, and preventative maintenance
- Manage vendors and contractors, including inventory control and ordering supplies
- Ensure timely and high-quality apartment turnovers and unit readiness
- Perform and supervise repairs across HVAC, plumbing, electrical, appliances, carpentry, and general maintenance
- Conduct regular inspections of units, buildings, and mechanical systems
- Maintain compliance with safety regulations, OSHA standards, and local building codes
- Keep detailed and accurate maintenance records using property management software (Yardi preferred)
- Participate in an on-call rotation for emergency maintenance as required
Responsibilities:
- Minimum of 3 years of apartment maintenance experience, including prior leadership or supervisory experience
- Strong working knowledge of HVAC, plumbing, electrical systems, appliance repair, and carpentry
- Proven leadership skills with the ability to manage schedules and prioritize tasks effectively
- Strong communication and problem-solving abilities
- Proficient with computers; experience with Yardi is a plus
- Must possess basic maintenance tools and have reliable transportation
- Ability to lift and carry up to 50 lbs
- Bilingual in English and Spanish is a plus
