Position Overview:

We are seeking a skilled and dedicated HVAC Technician to join our maintenance team. The ideal candidate will be responsible for the installation, maintenance, and repair of heating, ventilation, and air conditioning systems within our apartment community on top of other maintenance responsibilities

Key Qualifications:

3 years of HVAC related experience EPA Type II or Universal is required Proven experience as an HVAC technician, preferably in a residential or multi-family setting. Experience with

is a plus Valid driver's license and reliable transportation. High school diploma or equivalent; relevant technical certification preferred. Understanding of advanced principles of air conditioning, refrigeration and heating. Excellent written, verbal and interpersonal skills. ESSENTIAL DUTIES AND RESPONSIBILITIES

a. This s a full-time position (40H). Monday - Friday from 8am to 5pm with 1hour lunch. This position also requires to be part of an ON-CALL rotation. Will respond to any emergency calls immediately when working "On Call". Provides any follow up needed on the next business day, in the event of emergency maintenance problems. Each day review turn in any emergency work orders from calls on the previous night. b. Installing, maintaining and repairing ventilation and air conditioning systems and equipment. c. Diagnosing electrical and mechanical faults for HVAC systems. d. Cleaning, adjusting and repairing systems e. Performing emergency repairs promptly and efficiently. f. Keeping daily logs and records of all maintenance functions. g. Ensuring compliance with appliance standards and with Occupational Health and Safety Act. h. Responsible for property maintenance services as needed and informs Maintenance Director of shortages of inventory, supplies and other items. i. Perform preventive maintenance related repairs and services specifically on HVAC systems j. While in and around buildings, observes and reports any defects to property, may also complete weekly inspections of all buildings and grounds ensuring that all are maintained in well kept, clean and safe condition k. Must satisfactorily perform routine repairs in a professional and safe manner, such as electrical, plumbing, carpentry, appliances, heating and cooling, while adhering to all safety rules and regulations. May have to perform other misc. repair items. l. Is required to provide own basic tools while performing work. m. Must have working knowledge to use power tools and equipment in a safe and proper manner. n. Assists with and projects or tasks related to Preventive Maintenance and Risk Management Programs o. May conduct inspections of interior and exterior of property (including roofs, walks, roadways, lots, windows, elevators, HVAC systems, etc) and reports any deficiencies to Maintenance Director and/or General Manager. p. Assure that all deficiencies assigned to you to rectify are corrected in a timely manner. q. May be assigned other related duties on occasion and as needed.

Effort:

Requires the ability to lift and carry supplies and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis, prolonged walking or standing, and frequent bending, stooping, kneeling, and reaching on a daily basis. Requires a full range of physical motion in order to operate manual, electrically-powered and/or gasoline-powered groundskeeping equipment. Requires the ability to access facilities and areas which may only be accessible by climbing stairs or by climbing ladders to a height of 40 feet. Must be able to move throughout assigned areas, as the work is performed primarily out-of-doors, year-round.
