PM Summary:
The HVAC/R Mechanic is responsible for design, installation, modification, preventative maintenance and repair of all HVAC and Refrigeration equipment and associated controls in the facility. Incumbent is responsible for coordination and completion of maintenance work requests repairs throughout Mercy's facilities and preventative maintenance equipment throughout facilities. The role will require constant coordination between outside vendors and outside property management firms in order to facilitate the maintenance, repair, and upkeep of the facility systems, and equipment. The incumbent performs minor, non-licensed installations, maintenance and repairs in the hospital and operates the hospital courier vehicle and will also assist the other trades daily or during major projects. The incumbent will be responsible for on-call response to the facility for emergencies on a 24-hour a day, seven day a week basis. The incumbent performs duties and tasks in accordance with standards established for the job.
Responsibilities:
1. Performs the installations and repair of HVACR equipment in compliance with state and local codes. Installation meets applicable code. Demonstrates on going knowledge of new compliance/code procedures. 2. Performs preventative maintenance throughout the facility as scheduled. Completes scheduled maintenance accurately and within the scheduled time frame. Coordinates with other trades' personnel or outside vendors as needed in completing scheduled preventative maintenance. Monitors the operation of and performs preventative maintenance and repair on all HVACR and related equipment. 3. Monitors staff and HVACR equipment performance. Directs and approves all minor repairs performed by staff. Performs Quality Assurance checks on all HVACR and related equipment. Accomplishes record keeping as required by appropriate regulatory agency. Monitors and makes control adjustments to all HVACR equipment optimizing energy efficiency and maintaining comfort control levels in the facility. 4. Completes maintenance work request throughout the facility. Ensures repairs are prioritized and completed correctly in a timely manner. Ensures tools, parts, equipment and supplies needed for repairs are inventoried and ordered as needed and in proper working condition. Must have good interpersonal skills as the incumbent deals with all levels of staff, employees and the public. Must have analytical and problem solving skills to complete projects matching painting, carpentry and mechanical skills. Must be able to operate independently and use initiative to complete work and minimize waste with minimal supervision. 5. Maintains scheduling and work assignments Schedules, directs and participates in work orders and projects assigned to constructed trades. Schedules Earned Time and vacations according to established department policy. Oversees and approves works in progress. Coordinates activities with staff appropriate to projects. Must be accountable for timeliness and quality of work. 6. Performs preventative maintenance throughout the facility as scheduled. Completes scheduled maintenance accurately and within the scheduled time frame. Coordinates with other trades personnel or outside vendors as needed in completing scheduled preventative maintenance. 7. Respond to Inside Plan (Fire Plan) Demonstrates the ability to react to the emergency and follows proper procedure. Can reset the Fire Alarm System and isolate individual floors or zones for service work or repairs. Contacts appropriate staff to assist with emergencies. 8. Assists with regulatory compliance Assists with AHJ (The Joint Commission, DHHS, Fire Marshall) inspections Assists with The Joint Commission "Statement of Conditions" Ensures that the facility complies with Life Safety Code requirements. 9. Performs additional duties as required or assigned.
