HVAC TECHNICIAN
REPORTS TO:
FACILITIES SUPERVISOR
QUALIFICATIONS:
Knowledge of HVAC Systems Proficient knowledge of electricity, low pressure boilers, carpentry, masonry, controls, welding, plumbing and instruments Ability to read and understand architectural and engineering blueprints, drawings and schematics Must have 4-6+ years direct experience in HVAC and boiler operations and maintenance Black Seal Boiler License Master HVACR License Basic Computer Skills Valid NJ Driver's License Such alternatives to the above qualifications as may be deemed appropriate and acceptable
PERFORMANCE RESPONSIBILITIES
Maintain inventory of all HVAC equipment and how those assets relate to each building. Working knowledge of equipment management controls (metasys) to be able to start, stop, seek status or change conditions on HVAC systems. Inspect periodically all heating, ventilation, and air conditioning equipment and systems to determine if they are operating properly. Service, adjust, and perform preventative maintenance on all controls and mechanical systems including the pneumatic temperature control system. Service, adjust, and recharge cooling, refrigeration, and air conditioning units and systems. Perform repair on HVAC equipment; procure parts to repair or replace defective motors, pumps, compressors, electrical and other equipment to achieve the shortest 'down time' for equipment. Assume responsibility for supervision of the boilers and hot water distribution system including packing of valves and training of others in boiler operation; bring boilers on and off line as needed; and call boiler and control problems to the attention of the facilities supervisor. Perform welding, burning and braising tasks as needed. Assist with the installation of new heating, ventilation and air conditioning equipment. Have knowledge of Local, State and Federal building codes, with ability to install materials to code. Assist with emergencies as directed by the supervisor, including nights, weekends and holidays. When called in on weekends or holidays, compensation shall be at time and a half or compensating time will be granted the same week. Maintain an adequate inventory of supplies, parts and tools needed to maintain and repair systems. Assist with minor maintenance tasks and train district maintenance staff to perform minor and preventative maintenance tasks. Maintain and file maintenance logs in a timely manner and keeps all work order slips in proper order. Perform other tasks assigned by the foreman or building and central administration. PHYSICAL DEMANDS
While performing the duties of this job, the employee is required to stand and walk for extended periods of time. There is bending at the waist, pushing, pulling, twisting, turning, kneeling, crawling, and climbing ladders. Dexterity needed of hands and fingers to operate equipment. The employee must regularly lift and/or move 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 50 pounds.
COMPENSATION
Commensurate with districts of the same size and similar responsibilities. Salary range $65,000 - $85,000. (Final compensation will be based on experience and qualifications.)
