Construction and HVAC Manager Job Summary Owner's Management Company is seeking a skilled and certified HVAC Technician to join our maintenance team. You will be responsible for the installation, repair, maintenance, and troubleshooting of heating, ventilation, air conditioning, and refrigeration systems across our portfolio of apartment communities. The ideal candidate is experienced in residential/multifamily HVAC systems and committed to delivering high-quality service to residents while ensuring comfort, efficiency, and regulatory compliance. Key Responsibilities Diagnose, repair, and maintain HVAC systems including central air units, furnaces, heat pumps, boilers, ductwork, and PTAC units. Perform routine preventive maintenance and seasonal tune-ups on all HVAC equipment. Respond promptly to resident service requests and emergency HVAC calls (rotating on-call schedule required). Install, replace, and troubleshoot refrigeration, heating, and cooling components. Recharge refrigerant systems and perform leak detection per EPA guidelines. Conduct air quality checks, filter changes, and duct cleaning as needed. Work collaboratively with the maintenance team on unit turnovers, renovations, and capital improvement projects. Maintain accurate service records, inventory logs, and work orders. Ensure all work complies with local, state, and federal codes, safety standards, and manufacturer specifications. Keep company vehicles, tools, and equipment clean and organized. Qualifications EPA Section 608 Certification (Type I & II minimum; Universal preferred). Minimum 5-10 years of hands-on HVAC experience (multifamily or residential preferred) with a strong background in MagicPak units. Valid Ohio HVAC Contractor or Technician license (or the ability to obtain one). Strong knowledge of electrical systems, controls, and troubleshooting. Experience with boilers is a plus. Valid driver's license with a clean driving record and reliable transportation. Ability to lift up to 75 lbs, work in confined spaces, and climb ladders. Excellent customer service skills and a professional demeanor. Ability to work independently and as part of a team. Preferred Skills NATE Certification (North American Technician Excellence). MagicPak Installation and Service is a Must. Experience working in apartment communities and/or property management. Strong diagnostic abilities, Time Management.
