00 per hour Position Summary We are seeking a skilled HVAC & Property Maintenance Technician to join our team. This hybrid role is ideal for an experienced technician with strong HVAC knowledge who can also perform general property maintenance and apartment make-ready work. The successful candidate will help maintain a safe, comfortable, and high-quality living environment for residents while supporting ongoing property operations and community improvements. Key ResponsibilitiesHVAC Duties Install, inspect, maintain, and repair HVAC systems, including air conditioners, furnaces, heat pumps, and ventilation equipment. Diagnose HVAC issues and perform repairs or component replacements as needed. Conduct preventive maintenance to maximize equipment performance and efficiency. Ensure all work complies with applicable local, state, and federal codes and regulations. Maintain accurate records of service calls, repairs, and maintenance activities. Property Maintenance Duties Respond to resident service requests and complete maintenance repairs involving plumbing, electrical, appliances, painting, drywall, and carpentry. Complete apartment turns, make-readies, punch-out work, and unit refurbishments. Perform routine inspections and preventative maintenance throughout the property. Assist with community upkeep, grounds maintenance, and property improvement projects as needed. Maintain inventory of tools, equipment, and maintenance supplies. Accurately complete work orders, maintenance reports, and related documentation. Communicate professionally and effectively with residents, vendors, and team members. Perform additional duties assigned by property leadership. Qualifications Minimum of 3 years of HVAC experience in residential, multifamily, or related environments. Minimum of 3 years of general maintenance, apartment maintenance, or make-ready experience. High school diploma or equivalent required; trade school or technical training preferred. EPA Certification required (Type II preferred). Additional HVAC certifications are a plus. Working knowledge of HVAC systems, plumbing, electrical, appliances, and general building maintenance. Valid driver's license and reliable transportation. Ability to participate in an on-call rotation and occasional weekend work. Physical Requirements Ability to lift and carry up to 50 pounds. Ability to climb ladders, work at heights, kneel, bend, and work in confined spaces. Ability to work indoors and outdoors in varying weather conditions.
