Full-Time ## Job Summary We are seeking a skilled, reliable, and resident-focused HVAC Technician to join our multifamily apartment community team. In this role, you will be responsible for the installation, maintenance, diagnosis, and repair of heating, ventilation, air conditioning, and refrigeration systems across our community's residential units and common areas. Because you will be working directly in our residents' homes, a successful candidate will combine top-tier technical expertise with excellent communication, professionalism, and a commitment to providing outstanding customer service. ##
Key Responsibilities Diagnostics & Repairs:
Troubleshoot, diagnose, and repair residential HVAC systems (including heat pumps, split systems, furnaces, PTAC units, and central air conditioning).
Preventative Maintenance:
Perform routine maintenance on HVAC systems, including changing filters, cleaning coils, checking refrigerant levels, clearing condensate lines, and inspecting electrical components to ensure peak efficiency.
Turnover & Readying Units:
Inspect and certify that HVAC systems in vacant apartments are fully operational and optimized before new residents move in.
General Maintenance Support:
Assist the property maintenance team with appliance repairs, plumbing, electrical work, and light carpentry as needed.
On-Call Rotation:
Participate in the community's emergency on-call rotation to handle after-hours HVAC and urgent maintenance emergencies (weekends and evenings).
Documentation & Inventory:
Maintain accurate records of EPA logs, recovery logs, and completed work orders via the property management software. Monitor inventory levels of HVAC parts and refrigerant.
Safety & Compliance:
Adhere to all OSHA, EPA, and local building code regulations. Safely handle, recover, and dispose of refrigerants according to EPA guidelines. ##
Qualifications & Skills Experience:
Minimum of 2-4 years of experience in residential HVAC service and repair. Experience in multifamily housing, hospitality, or property maintenance is highly preferred.
Certifications:
• EPA Section 608 Certification (Type II or Universal) is required. HVAC certification or diploma from a technical school is a strong plus. NATE certification is a bonus.
Technical Skills:
Deep understanding of electrical schematics, gas furnaces, heat pumps, a/c compressors, and digital thermostats.
Physical Demands:
Ability to lift up to 50 lbs, climb ladders, work in tight spaces (crawlspaces, attics), and work outdoors in varying weather conditions.
Soft Skills:
Strong problem-solving abilities, a positive attitude, and excellent customer service skills when interacting with residents and team members.
Requirements:
Must possess a valid driver's license, a reliable vehicle (or pass a driving record check for company vehicle use), and pass a background check. ## What We Offer Competitive hourly wage based on experience.
