Job Summary We are seeking a skilled and versatile Property Maintenance Technician with an HVAC Focus to join our team. In this role, your primary responsibility will be installing, maintaining, and repairing heating, ventilation, and air conditioning systems across our residential community. However, as a core member of our maintenance team, you will also assist with general property maintenance work orders, curb appeal, and apartment turnovers (make-readies) when HVAC tickets are caught up or during peak periods. The ideal candidate possesses strong specialized HVAC knowledge, a well-rounded background in general apartment maintenance, and a resident-first attitude. Key HVAC Responsibilities Diagnose, troubleshoot, repair, and install residential HVAC systems, heat pumps, furnaces, and air handlers. Perform routine preventative maintenance on mechanical systems (coil cleaning, filter changes, belt replacements, and system tune-ups) to ensure optimal energy efficiency. Braze copper lines, pressure test systems, and handle/recover refrigerant in strict compliance with EPA regulations. Inspect, test, and prep HVAC systems in vacant apartments during the turnover process to ensure they are fully operational before a new resident moves in. Maintain accurate digital records of HVAC service requests, parts used, and refrigerant logs. General Maintenance Responsibilities (As Needed) Assist the maintenance team in completing general residential service requests, including basic plumbing, electrical, carpentry, and appliance repairs. Participate in the apartment turnover (make-ready) process, helping with punch lists, drywall repairs, lock changes, and general repairs to get vacant units market-ready. Help maintain the daily cleanliness, safety, and overall curb appeal of the property grounds, common areas, and amenities. Respond to property emergencies and assist with tasks as assigned by the Maintenance Supervisor or Property Manager. Experience & Qualifications Proven experience as an HVAC Technician, preferably within the multifamily housing, property management, or residential service industry. Well-rounded, hands-on knowledge of general building maintenance trades (basic plumbing, electrical, appliance repair, and drywall). Ability to work independently, efficiently manage a daily queue of mixed service requests, and collaborate effectively within a team. Excellent problem-solving skills, attention to detail, and professional communication skills when interacting with residents and staff. Requirements High school diploma or GED; HVAC trade school certification preferred. [2-5+] years of hands-on residential HVAC experience, combined with general maintenance experience. EPA Certification (Type II or Universal) required to handle refrigerants. Valid driver's license with a clean driving record. Ability to work in confined spaces (attics, crawl spaces), climb ladders, and regularly lift/carry up to 50-75 lbs. Required to provide own industry-specific basic hand tools. Preferred Qualifications Experience with smart thermostats and modern, high-efficiency residential HVAC technology. Certified Apartment Service Technician (CAMT) or NATE certification is a plus. Bilingual (English/Spanish) preferred, but not required.
