Description:
Position Summary Sharpline Communities is hiring a skilled HVAC + Property Maintenance Technician to join our team. This hybrid role is ideal for a technician with deep HVAC expertise who is also capable of performing general property maintenance tasks and make-readies. The successful candidate will play a key role in maintaining a safe, functional, and high-quality living environment for our residents while supporting community upgrades and daily operations.
Requirements:
Key Responsibilities HVAC Responsibilities Install, maintain, and repair HVAC systems including air conditioners, furnaces, heat pumps, and ventilation equipment. Diagnose and troubleshoot HVAC issues; perform repairs or component replacements as needed. Conduct preventive maintenance to ensure optimal system performance and efficiency. Ensure compliance with all local, state, and federal HVAC regulations and codes. Maintain detailed records of all HVAC service and repairs. General Maintenance & Property Duties Respond to resident work orders and complete general maintenance repairs including plumbing, electrical, appliances, painting, and carpentry. Complete unit turns and make-ready tasks including punch-outs and refurbishing. Perform regular building inspections and preventative maintenance. Maintain organized inventory of tools, supplies, and equipment. Prepare and submit maintenance reports and documentation accurately and on time. Communicate effectively and professionally with residents, staff, and supervisors. Perform additional duties as assigned by the Maintenance Supervisor or Property Manager.
Qualifications & Requirements Experience:
Minimum 3 years in HVAC (residential or multifamily); 3+ years in general maintenance or unit turns
Education:
High school diploma or equivalent; technical training or trade school preferred.
Certifications:
EPA Certification required (Type II preferred); HVAC certification a plus.
Technical Skills:
Proficiency in HVAC systems, general maintenance, plumbing, electrical, appliances, and light construction.
Physical Requirements:
Able to lift 50 lbs., climb ladders (up to 30 ft), kneel, bend, work in confined spaces, and tolerate extreme weather conditions.
Communication:
Strong interpersonal skills with the ability to communicate clearly with residents and team members.
Other:
Valid driver's license and reliable transportation. Must be available for on-call duties and some weekend work.
