Job Description

Job Overview We are seeking a motivated and experienced HVAC Maintenance Technician to join our luxury apartment community team. This role offers an exciting opportunity to maintain and repair heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, and other mechanical systems across our property. As a key member of our property maintenance team, you will ensure that all systems operate efficiently, reliably, and safely, providing residents with a comfortable living environment. This position is perfect for a service-oriented professional eager to apply their technical skills in a dynamic, fast-paced setting. All positions are paid roles, emphasizing the importance of skilled labor in maintaining high-quality living spaces. Duties Perform routine inspections, preventive maintenance, and repairs on HVAC systems, including air conditioning units, boilers, and refrigeration equipment such as ammonia refrigeration systems. Troubleshoot and diagnose mechanical issues using schematics, HVAC design plans, and technical manuals to identify root causes efficiently. Repair or replace mechanical components such as motors, compressors, valves, pumps, and electrical wiring while adhering to safety standards. Conduct plumbing repairs related to HVAC systems or property infrastructure, including pipe fittings and fixture troubleshooting. Utilize tools such as ohmmeters and welding equipment to repair or modify mechanical parts and ensure optimal system performance. Maintain detailed records of maintenance activities, including work performed on equipment like appliances or boilers, ensuring compliance with safety regulations. Assist with field service tasks that may include equipment repair at various locations within the property or off-site as needed. Requirements Proven experience in construction or property maintenance with a focus on HVAC/R systems or related mechanical fields. Service technician experience with a strong understanding of schematics, HVAC design principles, and refrigeration systems including ammonia refrigeration. Mechanical knowledge encompassing plumbing, appliance repair, boiler operation, welding techniques, and general equipment repair. Ability to read technical diagrams and schematics accurately for troubleshooting and repairs. Familiarity with field service procedures for HVAC/R units and property maintenance tasks. Valid driver's license with a clean driving record; ability to operate driver vehicles safely. Knowledge of Ohmmeters for electrical diagnostics; experience working with HVAC/R controls is preferred. Strong mechanical aptitude with experience in equipment repair and maintenance across various systems such as air conditioning units and boilers. Ability to work independently or as part of a team in a fast-paced environment while maintaining high safety standards.
