Job Description
JOB The HVAC Technician supports the Campus Operations division by performing skilled, journey-level maintenance, diagnosis, and repair of heating, ventilation, and air conditioning (HVAC), steam distribution, refrigeration, and associated mechanical systems across the College's facilities. This position ensures that campus buildings remain safe, comfortable, and operationally ready for instruction, work, and assembly by serving as the specialized resource for HVAC operations.

HVAC and Refrigeration Systems Perform skilled diagnostic testing, repair, and preventative maintenance on heating, ventilation, air conditioning, refrigeration, and chilled water systems across the College's facilities. Install, maintain, and repair air handlers, motors, compressors, pumps, dampers, bearings, and associated mechanical components. Monitor and adjust building temperatures, airflow, and humidity through automated building energy management systems. Install large mechanical fixtures and systems, including fan-powered units and eye-wash stations. Maintain records of equipment performance, preventative maintenance schedules, and completed repairs. Boiler, Steam, and Plumbing Systems Operate and maintain multi-fuel, low-pressure boilers and auxiliary backup systems. Perform routine repair and adjustment of boilers and appurtenant equipment; respond to boiler malfunctions and perform necessary emergency actions. Maintain records of boiler insurance inspections, feed-water chemical analysis, and water treatment. Install, maintain, and repair steam distribution, condensate, and associated piping systems using soldering, brazing, welding, and pipe-fitting techniques. Diagnose and repair plumbing fixtures, piping, and fire suppression components tied to building mechanical systems. Diagnostics and Coordination Analyze, troubleshoot, and repair control components associated with HVAC and mechanical systems, including electrical, electronic, and pneumatic sensors, actuators, and direct digital control (DDC) components. Use specialized diagnostic and measurement instruments to test, calibrate, and verify the performance of mechanical, electrical, and pneumatic systems. Coordinate with campus Facilities trades, building automation system vendors, and Information Technology partners on complex system repairs and integrations. Determine preventative maintenance and routine repair procedures within assigned scope. General Duties Enforce and follow safety regulations and maintain safe work practices at all times. Serve on assigned committees, work groups, and projects. Perform other duties as assigned to support departmental operations and meet the needs of the campus. SUPPLEMENTAL INFORMATION

Terms of Employment Full-time position, Monday through Friday, with occasional evenings and weekends. Overtime eligible - FLSA non-exempt Position is subject to Everett Community College policies and procedures. Represented by Washington Federation of State Employees Union. Performance will be evaluated after a six (6) month probationary period and annually.
