Facility & Building Superintendent (In Residence)
Position Summary:
This live-in position provides comprehensive custodial, janitorial, and maintenance support for all properties of Christian Community Action (CCA), ensuring a safe and well-maintained environment for both residents and staff. The Resident Facility & Building Superintendent is responsible for the upkeep of the interior and exterior of all buildings, performing routine maintenance, addressing repairs, and ensuring the overall safety and functionality of the facilities. This role requires the individual to reside at a designated Christian Community Action, Inc. facility. Major Responsibilities Conduct inspections of facility and all housing apartments to proactively identify and address maintenance needs promptly (monthly, quarterly, seasonal, yearly) Verify that lighting, electrical, plumbing and heating systems in all properties are functioning correctly. Collaborate and support other Facility & Building Superintendents to achieve agency-wide goals. Efficiently and thoroughly prepare apartments in CCA's housing programs for new residents ensuring they are clean, clear, and ready for move-in. Inform the supervisor of any structural problems within the building/facility. Ensure facilities comply with all relevant city/zoning requirements. Ensure the exterior of all CCA properties are well-maintained, including mowing lawns, keeping areas free of debris, and managing snow and ice removal during winter. Maintain the cleanliness of all assigned offices, common areas, and hallways, including vacuuming, mopping, floor stripping/waxing, bathroom cleaning, trash removal, and managing recycling/discarding of items. Troubleshoot and address resident concerns after office hours, escalating significant building/facility issues or safety concerns to the supervisor and contacting authorities when necessary to ensure the safety of building occupants. Advise the supervisor on required purchases for apartments, such as appliances, furniture, and lighting Report all necessary repairs to the supervisor. Provide input on the need to contact electricians, plumbers, carpenters, and other professionals for specialized maintenance projects. Monitor and supervise vendors during repair work and accompany exterminators during visits to ensure thorough treatment of all apartments. Monitoring and ensuring the security of all CCA facilities after hours and on weekends. Ensure operations of video surveillance and report camera surveillance activities Regularly inspect elevators for proper use, cleanliness, and any signs of misuse. Report elevator malfunctions and assist with repair arrangements. Provide back-up support for other Facility & Building Superintendents as needed. Inspect and replace smoke detector batteries at least twice annually. Assist with or supervise volunteers, community service workers, and summer employees. Assist with the pick-up of furniture donations and the disposal of unusable furniture. Assist with or provide transportation for CCA residents (e.g., to vacation camp, special events). Support Family Coaches with move-in and move-out inspections. Assisting with diaper bank pick-up, weekly food deliveries, Thanksgiving basket pickup & distribution and other special projects. Key Qualifications and Capabilities High School Diploma or GED. Demonstrated knowledge of cleaning procedures and repair and maintenance best practices. Ability to perform basic mechanical and custodial tasks effectively. Ability to recognize when a certified electrician, plumber, or other skilled professional is required. Strong collaborative and communication skills, including diplomacy and clear verbal and written communication. General knowledge of the maintenance of heating, lighting, and alarm systems on properties. Current, valid State of Connecticut or other U.S. State Driver's License. Ability to safely operate cargo or passenger vans and a 1500-ton box truck. Knowledge of the maintenance and safe operation of various tools and equipment (e.g., floor buffer, lawn mower, snow blower). Ability to work independently and demonstrate strong initiative. Maintenance of a valid State of Connecticut Driver's License. Key Performance/ Indicators Consistent completion of regular maintenance and inspections Timely and thorough completion of monthly maintenance evaluations, painting, and other necessary work. Ensuring all CCA vehicles are safe to operate, in 100% working condition and have appropriate and current documentation. Ensuring facilities including common areas (hallways, walkways, parking areas, play yards) are safe, clean, and well-maintained. Maintaining all equipment and tools in excellent working condition and ensuring they are securely stored when not in use.
