Job Description

Job Overview We are seeking a skilled and dedicated Maintenance Technician to join our team at West Hartford's newest ultra luxury high rise apartment community, One West Hartford . Our community is projected to open in June 2026 and will feature 172 apartments, 5 floors, and an abundance of premium amenities. The ideal candidate will have a strong background in high-rise facilities maintenance , mechanical systems , appliance repair , pool maintenance , waste management , and complex parking garage systems . This role requires a proactive, hands-on approach to ensure all equipment, systems, and facilities operate efficiently, safely, and in top condition. Key Responsibilities (including but not limited to) Perform routine maintenance and repairs on electrical, mechanical, and HVAC systems . Efficiently t rack work orders, maintenance schedules, and inventory. Conduct regular facility inspections to identify potential issues or areas for improvement. Provide excellent customer service by responding promptly and professionally to maintenance requests from residents and staff. Supervise maintenance/painting/porter staff when needed, ensuring safety procedures and quality standards are followed. Maintain detailed and accurate records of all maintenance activities, work orders, and inventory levels. Maintain and troubleshoot mechanical ventilation systems in underground parking garages , including fan systems, fresh air intakes, and automated CO₂/carbon monoxide sensor controls.
Technical Skills Building Systems:
Deep understanding of HVAC, plumbing, electrical, and mechanical systems, including troubleshooting and repair.
Specialized Equipment:
Proficiency with hand and power tools, meters, and other maintenance equipment for repairs and installations.
Appliance Diagnostics & Repair:
Extensive knowledge of repairing and diagnosing common appliances such as washers, dryers, ovens/ranges, microwaves, and garbage disposals .
Parking Garage Ventilation Systems:
Expertise in mechanical ventilation systems for underground parking garages, including fan operation, fresh air intakes, and automated CO₂ and carbon monoxide monitoring systems.
Garbage Compactors & Waste Systems:
Operation, maintenance, and troubleshooting of garbage compactors and related waste management equipment.
Pool Maintenance & CPO Certification:
Knowledge of pool care, water chemistry, cleaning, filtration systems, and Certified Pool Operator (CPO) certification . Building Automation Systems (BAS): Familiarity with monitoring and controlling building systems for optimal performance.
Safety Systems:
Knowledge of maintaining and inspecting fire safety equipment and adherence to safety protocols.
Soft Skills Problem-Solving & Troubleshooting:
Quickly diagnosing and resolving issues to ensure operational continuity.
Communication:
Clear and professional communication with team members, contractors, and tenants.
Adaptability:
Flexibility to handle changing priorities and diverse maintenance tasks.
Teamwork:
Collaborative mindset to work effectively with colleagues and vendors.
Time Management:
Efficiently prioritizing tasks to meet deadlines without compromising quality.
Customer Service:
Maintaining positive, respectful, and solution-oriented interactions with residents and clients.
Physical & Environmental Skills Physical Stamina:
Ability to lift 50 lbs. or more, work long hours, and navigate complex building layouts. Working at
Heights:
Safely performing maintenance tasks and inspections in high-rise environments.
Awareness of High-Risk Environments:
Understanding the safety risks associated with working at heights, in confined spaces, or in noisy conditions. Other Essential Competencies Attention to

Documentation & Reporting:
Maintaining accurate logs of work performed, materials used, and job progress.
Safety Compliance:
Adhering strictly to safety policies, procedures, and regulations to ensure a secure working environment. Requirements Proven experience in facilities maintenance or a related field. Strong mechanical aptitude and troubleshooting skills. Must possess a standard set of tools . Ability to read and interpret schematics and technical documentation. Strong communication and teamwork skills with a customer service mindset. Leadership ability to coordinate effectively with colleagues and vendors. Proficiency in English , both verbal and written. Valid driver's license , clean driving record, and proof of auto insurance required. This position will require 24/hr emergency maintenance availability ; an emergency maintenance phone will be provided that must be regularly monitored and responded to in a timely manner. Job will require to work one weekend day. Additional Information This position does not include snow removal or landscaping responsibilities. During winter, maintenance staff may assist with salting and shoveling walkways as needed while awaiting the snow removal company's arrival.
