Managed by Black Briar Management, the property combines upscale service standards with modern operational excellence. Black Briar Management (BBM) is a rapidly scaling hospitality-focused property management company whose portfolio spans traditional condominiums, condo-hotels, multifamily communities, commercial real estate, and mixed-use assets across South Florida. At Nautilus 220, the Maintenance Staff plays a key role in maintaining the safety, functionality, and appearance of the community.
POSITION OVERVIEW
The Maintenance Technician is responsible for supporting the daily maintenance, repair, preventative maintenance, and operational upkeep of Nautilus 220. This role assists in maintaining all building systems, common areas, amenities, equipment, and operational spaces to ensure the property consistently reflects luxury hospitality standards and operates safely and efficiently. The Maintenance Technician is expected to respond promptly to maintenance requests, complete repairs professionally, support preventative maintenance programs, and assist with operational projects throughout the property. This position requires technical skills, reliability, attention to detail, professionalism, and the ability to work effectively in a fast-paced luxury residential environment. The ideal candidate is proactive, organized, mechanically inclined, and committed to delivering quality workmanship and exceptional operational support.
CORE RESPONSIBILITIES
General Maintenance & Repairs:
Perform routine maintenance, repairs, troubleshooting, and operational support for building systems, common areas, amenities, equipment, and resident-facing spaces throughout the property.
Preventative Maintenance Support:
Assist with preventative maintenance schedules and inspections for HVAC systems, plumbing, electrical systems, lighting, pool equipment, life safety systems, doors, locks, and general building infrastructure.
Work Order Management:
Respond promptly and professionally to maintenance requests, service calls, and operational issues while ensuring timely completion, quality workmanship, and accurate communication regarding repair status.
Property Presentation Standards:
Maintain the cleanliness, functionality, and appearance of resident-facing and back-of-house areas while ensuring all repairs and maintenance work meet Nautilus 220's luxury standards.
Inspection & Troubleshooting:
Conduct routine inspections of equipment, building systems, amenities, and operational spaces to identify maintenance concerns, safety hazards, or repair needs requiring attention.
Vendor & Contractor Support:
Assist with coordinating vendors, contractors, inspections, service providers, and operational projects while ensuring work areas remain safe, organized, and compliant with property procedures.
Emergency Response Support:
Respond professionally to maintenance emergencies, operational incidents, equipment failures, leaks, power issues, and urgent repair situations while maintaining calm and effective problem-solving under pressure.
Equipment & Tool Maintenance:
Safely operate and maintain maintenance tools, equipment, ladders, carts, and operational materials while ensuring organized storage and proper handling procedures.
Operational Collaboration:
Partner closely with housekeeping, concierge, valet, operations, and management teams to support daily property functionality, resident satisfaction, and operational readiness.
Safety & Compliance:
Follow all safety procedures, OSHA guidelines, operational protocols, and preventative maintenance standards while maintaining safe working environments throughout the property.
Project & Renovation Support:
Assist with property improvement projects, cosmetic repairs, painting support, furniture installations, seasonal operational preparation, and general maintenance initiatives as needed.
WHAT YOU BRING
2+ years of experience in building maintenance, facilities maintenance, hospitality engineering, residential maintenance, or general repair work preferred Basic knowledge of HVAC, plumbing, electrical, mechanical systems, and general maintenance practices Ability to safely operate maintenance tools, ladders, equipment, and power tools Strong troubleshooting and problem-solving abilities Strong attention to detail and commitment to quality workmanship Ability to work independently and efficiently in fast-paced operational environments Professional communication and interpersonal skills Positive attitude and willingness to support operational needs across departments Ability to maintain professionalism in resident-facing luxury environments Flexible schedule availability including weekends, holidays, and emergency response situations as operationally required EPA Certification or technical trade certifications preferred Bilingual English/Spanish preferred given the resident community and operational environment
PHYSICAL REQUIREMENTS
Ability to stand, walk, bend, kneel, climb ladders, and move throughout the property for extended periods during the shift Ability to lift, carry, push, and pull up to 50 pounds including tools, equipment, maintenance supplies, and operational materials Ability to work indoors and outdoors in varying environmental conditions including heat, humidity, confined spaces, and mechanical areas
