Maintenance Worker

Job Overview We are seeking a proactive and versatile Maintenance Worker to join our team, dedicated to ensuring the safety, functionality, and aesthetic appeal of our facilities and outdoor spaces. In this dynamic role, you will perform a wide range of maintenance tasks, including, but not limited to, building and home maintenance and general property upkeep. Essential Job Functions Removes and repairs rotted wood, installs drywall, spackling, install ceramic tile and grout, perform cement work, patchwork of ceilings and walls, and other general cleaning, painting and repair work. Installs sinks, toilets, faucets, hot water heaters, valves, copper pipe and fittings, PVC pipe and fittings, and other plumbing equipment/fixtures. Installs PVC pipe and fittings, run wires for lighting and other installations, replace electrical switches and receptacles, locate electrical shorts and make repairs to electrical shorts, installs timers and photo cells. Job Skills Knowledge of the standard principles, methods, practices, techniques, tools, and equipment used in the maintenance and repair of building structures, electrical, and plumbing equipment and fixtures. Ability to apply safe work practices on the job. Ability to communicate effectively. Ability to maintain records and prepare daily reports. Ability to work effectively and courteously with the residents, public, and employees. Physical Requirements to Perform Essential Job Functions Walk up to 100 yards on a regular basis Climb stairs occasionally Climb six to eight foot ladders on a regular basis and 24 to 36 foot extension ladders on an occasional basis, including safe set-up of the ladder Kneel, bend, balance, twist, sit, repetitive hand and power tool operation, and stand frequently throughout the day for extended periods of time Shovel ditches and trenches on a regular basis Lift 10 to 15 pounds on a daily basis Lift15 to 50 pounds on an occasional basis Lift in excess of 50 pounds with assistance from a helper on an occasional basis Work in poor weather conditions, including heat, cold, and rain Frequently and regularly drive golf cart between properties Must be able to understand and speak fluent English Please DO NOT apply to this job unless you have experience with the essential job functions of this position.
