PALM COURT ASSOCIATION OF APARTMENT OWNERS
(AOAO)
MAINTENANCE WORKER POSITION DESCRIPTION OVERVIEW
The Palm Court Maintenance Worker is a full-time employee of the Association of Apartment Owners (AOAO). The Maintenance Worker will receive directions, instructions, and supervision from the Resident Manager (RM) or Site Manager (SM), whichever applies, and/or the Maintenance Supervisor (MS), in the performance of their duties, keeping our Palm Court Community a clean and a safe area, for all Residents. When performing duties and interacting with Residents, you will display a positive and pleasant attitude. Maintenance Duties and Responsibilities 1. Perform minor fixes, such as repairing broken locks, damage to walls, etc. 2. Install necessary appliances and equipment as needed 3. Check control panels and electrical wiring to identify issues 4. Maintain grounds and parking areas, including garden and yard upkeep, trimming, edging, mowing lawn, collecting trash, etc., as directed by the
MS/RM/SM 5.
Maintain Recreation Area and pool water chemistry 6. Perform necessary cleaning activities, such as dusting, mopping, trash removal, etc. 7. Complete regular maintenance tasks, such as replacing light bulbs 8. Inspect and troubleshoot various equipment and systems 9. Perform basic carpentry work as directed/required. 10. Perform basic plumbing repair work as directed/required. 11. Test the functionality of the facility's safety systems 12. Collaborate with a team of workers and other professionals during renovations and facility expansions 13. Report to
MS/RM/SM
regarding issues resolved, those needing attention, and those currently in progress
Required Skills:
1. Maintenance Workers are required to have the skills necessary to perform their duties, including the use of manual and power tools. 2. Maintenance Workers are required to attend all related skills and CPR Safety training, as directed by the Board of Directors through our MS/RM/SM or Managing Agent.
Duty Hours:
1. You are required to work a total of 40 hours per week. Overtime is authorized, in accordance with our Palm Court Employee Manual provided. 2. Duty hours will be from 7:00 am to 4:00 pm, Monday through Friday. Clock-in and clock-out are required at the required hours of each day, including the designated authorized lunch time. 3. Vacation Time will be submitted and authorized, in accordance with the Palm Court Employee Manual provided and with approval of the
MS/RM/SM. 4.
Sick or Family Leave, will be submitted and authorized, in accordance with the Palm Court Employee Manual provided and with approval of the
MS/RM/SM. QUALIFICATIONS
A high school diploma is preferred, but not required. Good communication skills and the ability to work with people is essential. Be able to work as a team or independently (when required), without constant supervision. I understand and agree to perform my work in accordance with the Duties and Responsibilities set forth in this Position Description. I also understand my position is subject to modification, supplementation, changes and/or deletion, by the Board of Directors (as may be required).
Pay:
$18.00 - $21.00 per hour
