ANNOUNCEMENT & PURPOSE OF POSITION
The Pottawattamie County Building and Grounds Department is announcing the hiring of a full-time Maintenance Worker II. The purpose of this position is to perform intermediate manual work, including a variety of routine maintenance, service and repair duties to assist in the upkeep of assigned County equipment and properties; maintaining lawn, plants, shrubbery and irrigation systems, general maintenance of buildings including minor plumbing and electrical repairs and cleaning, and related work as apparent or assigned. Work is performed under the moderate supervision of the Building & Grounds Superintendent. Weekday, daytime hours, in addition, an individual in this position must have the availability to be flexible and can be called in when a situation arises as part of an on-call rotation.ESSENTIAL FUNCTIONS
Inspects and tests heating and air conditioning machinery and equipment; monitors and performs adjustments and repairs to building systems for safe and efficient operations. Performs routine maintenance and repair of machines and equipment; changes filters; greases and oils bearings; examines belts for wear; replaces shafts, bearings, belts, and motors as needed. Fabricates, replaces, and repairs parts and equipment using electric and gas welders and cutting equipment. Maintains various maintenance logs and reports on machinery and equipment. Performs repairs on electrical fixtures and equipment such as switches, receptacles, electric motors, pneumatic controls, filters, and fans. Performs plumbing repairs and installs water pipes, faucets, toilets, water fountains, sewer drains and vents, and metered water systems for county buildings. Conducts carpentry work; repairs and replaces building frames, insulation, drywall, roofing, painting, and concrete work. Maintains, operates, and repairs mobile and in-house generators and 911 tower site backup generators. Operates pickups and trailers, forklifts, skid loaders, and other heavy machinery and equipment as needed. Performs snow removal on sidewalks and assists with snow removal in parking areas when needed. Assist County and states offices with moving furniture and equipment. Unload and store supplies, equipment and/or parts as they are delivered from vendors. Operate a County vehicle safely and in compliance with traffic laws and regulations, in the performance of job duties. Conduct routine inspections (lights, tires, fluid levels, safety devices, etc.) on assigned vehicles to assure proper operation; inform supervisor of needed repairs. Perform other duties as assigned.ESSENTIAL KNOWLEDGE, EXPERIENCE AND ABILITY
General knowledge of the handling of tools, equipment, and machinery used in the trade General knowledge of the safe operation of tools and equipment General knowledge of County and department policies and procedures General knowledge of HVAC, mechanical, plumbing systems General knowledge of tools and techniques used in carpentry General knowledge of cleaning procedures Ability to prioritize and manage multiple, concurrent projects Ability to pay close attention to detail and to effectively organize time and anticipate, plan and successfully respond to changing circumstances Ability to use and operate the tools of the trade Ability to perform replacements and repairs Ability to make arithmetic computations using whole numbers, fractions and decimals Ability to operate and use standard office equipment Knowledge and ability to use standard office and position-specific software Ability to effectively communicate both verbally and in writing Ability to establish and maintain effective working relationships with co-workers, supervisors, other departments and the general public.ESSENTIAL EDUCATION, CERTIFICATION AND/OR LICENSES
