Maintenance Supervisor Purpose:
The purpose of this position is to: Under the direction of the Maintenance supervisor, help ensure that the facility environment, grounds and equipment is maintained in good, safe operating order. Maintain all established OSHA; State and Federal regulations regarding environmental and Life Safety Code services as instructed by supervisor. Maintain all required documentation per supervisor directive. Participate in the development & implementation of ongoing Quality Improvement programs as directed by supervisor.
QUALIFICATIONS & ESSENTIAL REQUIREMENTS
Must possess a minimum of a high school diploma or equivalent (GED). Must be at least 21 years of age with a valid, unrestricted driver's license. Must have prior general maintenance experience preferably in a health care setting. Must be able to read, write, speak and understand the English language. Ability to make independent decisions when circumstances warrant such action. Must possess ability to deal tactfully with perso1mel, residents, fan1ily members, visitors, government agencies/personnel and the general public. Must be physically capable of effectively hearing, seeing and speaking. Must be physically capable of walking, prolonged standing, taking stairs, running, prolonged sitting, bending, pulling/pushing weights exceeding 150 lbs and fine motor dexterity. Must be able to physically and emotionally assist in the evacuation of residents during emergency situations.

DUTIES/RESPONSIBILITIES/FUNCTION

The omission of specific statements of duties does not exclude them from the position if the work is similar, related, in the best interest of resident care/safety or is an essential function of the position): Complete all daily, weekly, monthly, quarterly and semi-annual services/testing as directed by supervisor. Complete all work assignments in a timely efficient safe manner. Understand general policies and procedures for the following items: 1. Water temperature monitoring 2. Fire Drills 3. Emergency & Disaster employee training and drills 4. Emergency Equipment Monitoring 5. Lighting Inspection Monitoring 6. Monthly Inspection Logs 7. Quarterly Inspection Logs 8. Smoke Detector Maintenance 9. Smoke Sensitivity Testing 10. Sprinkler and Fire system 11. Maintenance Equipment Monitoring 12. Generator Maintenance 13. AC/Heating System Maintenance 14. Vehicle Inspection Monitoring Complete the following duties in accordance with schedule presented by supervisor: 1. Monitor, inspect & repair all facility equipment. This includes, but is not limited to, wheelchairs, beds, chairs, all facility furnishings, Geri-chairs, etc. 2. Monitor all facility means of egress (exits) to assure they are free from any obstructions. This must be performed on a daily basis. 3. Assure that all ice & snow is removed from walkways and parking lots. Assure that all walkways are clear and free from ice, leaves, snow or other debris/obstructions. 4. Maintain the overall upkeep of the facility. This includes, but is not limited to, painting, plumbing repair, general electrical repair, drywall repair, fixture repair/replacement, tile replacement/repair, lawn care, landscaping care, etc. 5. Assure that all walkways, pathways, decks, patio areas, stairs, ramps, parking lots and/or cement stoops are in good repair, level and free from tripping hazards, 6. Monitor that all doors and windows are operating properly. This includes shutting and latching properly, proper operation of delayed egress doors, restriction of window opening per facility policy, replacement of screens if warranted, locking of windows, proper closing of automatic closures when fire system is activated, etc. 7. Assure the proper operation of all call lights. Install specialized/individualized call light systems per administrative instruction and resident need. 8. Beginning each shift, review maintenance repair log and complete needed work. Report needed equipment and supplies to supervisor. Follow all safety rules and regulations. Follow all emergency and disaster policies and procedures. Ensure the resident/employee environment is as free from accidents and hazards as is possible. Immediately correct/address potential safety risks as prudent and warranted. Ensure that all elements of the facility's Abuse & Neglect policies are maintained and enforced as is possible. Ensure compliance with infection control standards. Immediately correct/address identified instances of non-compliance. Monitor dumpster area to assure that it is maintained in a clean orderly fashion. Report identified problems to supervisor. All other duties as assigned.
