Job Description
The Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential grounds. Major Duties and Responsibilities (Illustrative, not all inclusive) Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. Removes trash from office areas and apartment community perimeter on a daily basis. Prepares property trash for city pickup. Assists in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to makeready. Performs assigned maintenance tasks in a timely manner. Assists in the cleaning of available apartments and/or models. Assists in the troubleshoot/repair of mechanical, carpentry and electrical problems. Reports any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Property Manager. Meticulously maintains curb appeal. Represents the community in a professional manner at all timeson/off property. Delivers communication documentation to residents. Ensures that unsafe conditions are corrected in a timely manner. Learns and ensures compliance with all company, local, state and federal safety rules. Other duties as assigned Desirable Knowledge, Skills and Abilities Basic proficiency of reading and writing of the English language. Minimum one year full‐time related experience. Willingness to perform all required tasks. Demonstrated knowledge of work safety habits. Ability to professionally represent the company. Able to work on‐call (as necessary and/or an emergency arises) and extended hours (including after hours and weekends). Attention to detail ‐ meticulous. Ability to organize and prioritize work. Ability to interact effectively with staff and residents. Ability to work individually and with a team. Physical Nature of the Position Position requires the following physical abilities: Ability to sit, stand, or walk for extended periods Ability to communicate orally and in writing Ability to visually inspect buildings and grounds Ability to lift or handle a variety of appliances and items including refrigerators, sinks, counter tops, fan motors, etc.; ability to handle ranges and refrigerators using appliance hand trucks Ability to perform heavy lifting of objects, e.g., lift 50 lbs. from ground to waist level Ability to operate a variety of power and hand tools used in the groundskeeping Ability to kneel, crawl, stoop, and crouch in order to work in tight or cramped spaces such as attics and crawlspaces Ability to work in wet, damp, hot, cold, or dusty conditions for extended periods of time Ability to climb a ladder in order to gain access to work areas Ability to physically inspect units, grounds, and common areas Position may be exposed to the following on a regular basis: 1. Odors 8. Muscular strain 2. Verbal abuse 9. Chemicals 3. Vision strain 10. Electrical current 4. Noise 11. Toxicants 5. Airborne particles 12. Caustics 6. Extreme temperatures 13. Blades/moving parts 7. All weather conditions Special Requirements 1. Possession of a valid driver's license. 2. Ability to be covered under BPM's liability insurance policy.
