POSITION COMPETENCIES, ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Competencies:
The staff member must demonstrate knowledge of: General building maintenance. Willingness to learn life safety and mechanical systems. Carpentry skills are preferred. The staff member must demonstrate skills in: Working with machinery and mechanical equipment. Applying common sense understanding to carry out instructions. Problem solving. Handling and operating hand tools, power tools, snow removal, and motorized lawn equipment. Typing and basic computer usage.
Essential Functions:
Essential functions include the following. Repairs, installs, replaces, and maintains machinery, mechanical equipment, electrical equipment, fixtures, appliances, plumbing, tools and building materials. Complies with life safety codes for the facilities and equipment required at all locations. Provides preventive maintenance as required. Provides on-call coverage on a rotational basis. Assists with snow removal and outdoor maintenance as needed. Drives agency vehicles to various locations and work sites as permitted by supervisor, but not available for home commute. May drive personal vehicle to various locations and work sites. Available to work portion of Thanksgiving Day for organization's annual fundraising activity.
Responsibilities:
Provides for continuous and unimpeded use of the physical facilities by clients, staff and visitors. Performs seasonal lawn care on grounds of facilities. Removes snow and other hazardous conditions from walkways and driveways of facilities. Assist with fire and other safety drills. Conducts visual inspections of all equipment and grounds of facility. Performs other duties as assigned.

Makes efficient use of work time to accomplish assignments as well as the ability to accept or respond to change in the work environment in a way that promotes the organization's goals and objectives.
TEAMWORK
Promotes effective working relationships and works effectively as part of the departmental team to facilitate the meeting of both departmental and agency goals and objectives.
SAFETY:
Responsible for following all organization and department precautions and procedures in the performance of all duties to ensure a safe work environment for self and others.
CONTINUING EDUCATION
Participates in professional development and in-service programs as required by position.
IMPROVING ORGANIZATION PERFORMANCE
Participates in improving organizational performance through involvement in agency and department quality improvement programs, as needed.
CUSTOMER SERVICE
Is committed to meeting or exceeding agency expectations.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the education and/or experience required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. High school diploma or G.E.D. or a certificate or degree from a technical or trade school is preferred. General knowledge of building maintenance with a good mechanical aptitude and willingness to learn. Valid driver's license and car insurance.

While performing the duties of this job the employee is regularly required to see, hear, stand, walk and handle items. The employee must frequently climb and lift or carry up to 60 pounds.
