Job Description

Summary Responsible for performing diversified duties to troubleshoot, repair, and maintain equipment, apartment complexes and offices and to assure safe and inviting properties and facilities for clients and staff. Perform manual labor and coordinate with contractors as needed. Position Type Exempt Full Time Essential Functions Perform scheduled preventative maintenance on properties and provide emergency/unscheduled repairs when needed Read and interpret equipment manuals and work orders to perform required maintenance and service Follow written and verbal instructions and maintain effective working relationships with managers/staff/tenants and communicate effectively verbally and in writing Comply with safety regulations and maintain clean and orderly work areas Move furniture and equipment as needed Perform necessary janitorial duties to ensure health and safety for residents Manage heating and plumbing systems to guarantee functionality Perform general maintenance tasks including flooring, painting, and carpentry Help develop and implement the budget for the maintenance department Other duties as assigned Responsible for placing orders for supplies in a timely manner Identify opportunities and recommends methods to improve work processes and financial performance. Communicate to manager of any special needs and/or projects to be address Make ready (complete make ready including cleaning) Competencies Communication Proficiency Accountability for Others Balanced Decision Making Leading Others Flexibility Initiative Analysis of Data Problem Management Required Education and Experience Any combination of education, training and experience that demonstrates the ability to perform the duties of the position Must possess a valid state driver's license and have reliable transportation Must have own basic tools Must have skills in the use of a variety of hand and power tools Must have a clean criminal record Physical Demands While performing the duties of this job, the employee is constantly required to stand; walk; sit; use hands, handle, or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; talk or hear; taste or smell. The employee must be able to lift and/or move up to 75 pounds with heavier weight necessary at times. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. While performing the duties of this job, the employee is exposed to weather conditions. The noise level in the work environment is usually moderate.
