Job Description

MAINTENANCE
LABORER-or- MAINTENANCE
MECHANIC
Job Summary The person in this position performs a variety of semi-skilled and unskilled tasks in the maintenance and upkeep of properties and grounds. These tasks include but are not limited to: preparing an apartment for occupancy following tenant use, landscaping tasks including snow removal, general building-related repairs, including plumbing, electrical, and carpentry. Hours Normal working hours for this position are Monday - Friday, 7:30 a.m. to 4:30 p.m. However, the nature of the work may require work beyond these hours in the case of an emergency or snow removal. This person will also be required to be on-call for after- hours emergencies and weekends on a rotating basis. Currently, on-call is every sixth week, but this may change due to staffing changes. Supervision Received The person in this position receives work direction or guidance from the Maintenance Supervisor, Maintenance Mechanic Foreman, or the Executive Director. Work is monitored in progress and upon completion. Any unusual situation or condition should be reported to the supervisor. The Maintenance Mechanic does not supervise any Authority employees but may request assistance from other staff. Principal Duties 1. Performs all tasks associated with preparing apartment units for occupancy, such as cleaning appliances, walls, woodwork, floors, lavatories, cellars, stairwells, scraping, spackling, and painting, as well as all necessary repairs. 2. Performs grounds keeping tasks such as picking up trash and rubbish, cutting grass, grooming lawns, reseeding lawns, sweeping walkways and streets, raking leaves, etc., by operation of equipment and using tools such as lawn mower (hand and power), garden tractors, riding mowers, brooms, shovels, rakes, sheers, rollers, etc. 3. Performs snow and ice removal tasks by shoveling snow, operating snow plows and blowers, chopping ice, or applying sand and chemical agents for ice removal, etc., for tenant safety. 4. Operates motor vehicles such as pick-up trucks, dump trucks (medium) and van. 5. Performs maintenance and repairs to heating and boiler systems. Maintains boiler rooms, making repairs to boilers, pumps, and other related equipment. 6. Performs plumbing tasks such as changing faucet washers, stems, seats, etc., and repairing toilets by changing tank bulbs, overflow tubes, and unblocking clogged toilets. 7. Performs electrical tasks such as resetting circuit breakers, changing plate covers on switches and outlets, replacing light bulbs, globes, etc. 8. Makes such repairs to building structures and equipment which do not require the skill and training of a journeyman, including but not limited to repairs and replacement of windows, repairing locks, repairing appliances, repairing plumbing facilities, repairing electrical facilities, minor carpentry repairs, and occasional minor painting, minor masonry, and repairing roof surfaces. 9. Removes and installs appliances 10. Trash removal 11. Preparation of daily reports 12. Attendance at workshops, seminars, and other continuing education events 13. Availability for and timely response to emergency calls during non-business hours; on-call coverage on a rotating basis. 14. Performs other related duties as required. 1. Valid drivers license, enabling holder to drive in the commonwealth of Massachusetts. 2. High school diploma/GED with at least 2 years' experience in building custodial and or construction trades. 3. Physical ability to lift at least 75 pounds. 4. Physical ability to climb stairs and to be on feet for long periods of time: ability to work in challenging physical environments including heat, cold, extreme weather, dust/dirt, cramped quarters, and high places for extended time 5. Working knowledge of and experience in painting, building systems, and maintenance, including knowledge of safety hazards. 6. Working knowledge and experience with hand and power tools. 7. Ability to read, write, and follow instructions; ability to navigate maintenance software, create reports, document conditions/records on work orders, preventative maintenance programs, repairs, installations, and stock utilization. 8. Ability to work cooperatively with others as members of a team, maintain acceptable working relationships with coworkers, supervisors and residents within a service environment that includes public spaces, offices and occupied apartments. The Haverhill Housing Authority is a drug and substance-free workplace. A Criminal Offender Record (CORI) check and a Sex Offender Record (SORI) check will be required. A Drug-Free Work Place Certificate will also need to be signed. Proof of a good driving record must also be provided.
Pay:
$32.38 - $36.72 per hour
